| The proposed 5 bedroom HMO constitutes an overdevelopment of the site which results in lack of provision of outdoor amenity space and a poor quality of residential accommodation for future occupiers, contrary to policy SWDP 21 of the South Worcestershire Development Plan (2016), the adopted Housing in Multiple Occupation SPD and the South Worcestershire Design Guide SPD. |
| The proposed bedroom labelled HMO 2 would have poor outlook facing directly onto the proposed refuse bin storage area and the proposed bedroom labelled HMO 5 falls short of the Council’s minimum House in Multiple Occupation room size standards. This would result in a poor standard of residential accommodation for future occupiers, contrary to policy SWDP 21 of the South Worcestershire Development Plan (2016), the adopted Housing in Multiple Occupation SPD and the South Worcestershire Design Guide SPD. |
| The proposed single storey extension would by reason of its siting and design adversely impact the character of the street scene and host property, contrary to policy SWDP 21 of the South Worcestershire Development Plan (2016) and would be contrary with the provisions of the National Planning Policy Framework. |
