Condition Details / Information Notes
The development to which this permission relates must be begun no later than three years from the date of the original decision notice for application 22/00623/FUL. Reason: To comply with the provision of Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: 2205/PP / 04K; 2205 - PP – 06 and Design and Access Statement Reason: To ensure compliance with the approved scheme.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order (2015) (or any other order revoking and re-enacting that Order with or without modification), the approved dwellings shall not be extended (including roof enlargements), nor shall any changes be carried out to the external elevations of the dwellings (including the roof), nor shall any structures be erected within the curtilage of the dwelling(s) without the prior grant of further specific planning permission from the Local Planning Authority. Reason: To enable the Local Planning Authority to retain planning control over the development of this site to safeguard the amenities of the occupants of the adjoining dwellings in accordance with policy SWDP 21 of the South Worcestershire Development Plan (2016) and aims and objectives of the National Planning Policy Framework (2023).
The Development hereby approved shall not be occupied until the cycle parking shown on the submitted plan, Drawing No. 2205/PP / 04K has been provided in accordance with details to be submitted to and approved in writing by the Local Planning Authority. The approved details shall be fully provided and retained for the lifetime of the development. Reason: To comply with policy and to promote sustainable access to the development, in accordance with policy SWDP 4 of the South Worcestershire Development Plan (2016).
The Development hereby approved shall not be occupied until the existing vehicular crossing has been permanently closed in accordance with details that shall have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of highway safety, in accordance with policy SWDP 4 of the South Worcestershire Development Plan (2016).
All external construction material shall be carried out in accordance with the details approved under letter dated 16.10.2024, linked to 22/00623/FUL. Reason: To ensure a satisfactory external appearance of the development and that high-quality materials and finishes are used, in accordance with Policy SWDP 21 of the South Worcestershire Development Plan (2016).
The refuse storage facilities shall be implemented in accordance with the details approved under letter dated 16.10.2024 linked to 22/00623/FUL. Reason: To comply with Policy SWDP 33 of the South Worcestershire Development Plan (2016).
Prior to the occupation of the development hereby permitted, a plan indicating the positions, design, materials, and type of boundary treatments to be erected shall be submitted to and approved in writing by the local planning authority. The boundary treatment shall be completed before the first occupation of the development hereby permitted. the development shall be carried out in accordance with the approved details. Reason: To protect the amenities of properties and ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan (2016).
The surface water drainage strategy and measures shall be implemented in accordance with the details approved under letter dated 16.10.2024, linked to 22/00623/FUL. Reason: To ensure satisfactory drainage of the site and to prevent the increased risk of flooding by ensuring a satisfactory means of surface water disposal, in accordance with policies SWDP28 and SWDP29 of South Worcestershire Development Plan (2016).
The programme of archaeological work shall be implemented in accordance with the details approved under letter dated 16.10.2024, linked to 22/00623/FUL. Reason: In accordance with the requirements of paragraphs 194 and 205 of the National Planning Policy Framework (2023) (as amended) and SWDP 6 & 24 of the South Worcestershire Development Plan (2016).
