Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: Location plan Existing first floor 24.292-001 Existing second floor 24.292-002 Proposed first floor 24.292-101 Rev D Proposed second floor 24.292-201 Rev C Co-Living Management Plan Design, Access and Heritage Statement Reason: To ensure compliance with the approved scheme.
Prior to the first occupation of the co-living accommodation hereby approved details of secure parking for cycles to comply with the Council’s standards shall be submitted to and approved in writing by the Local Planning Authority. The approved details shall be provided prior to the first occupation of the development and these facilities shall thereafter be retained for the parking of cycles only. Reason - To comply with the Council’s parking standards.
Prior to the occupation of development, details of refuse storage facilities to serve the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. The approved refuse storage facilities shall be implemented prior to the first occupation of the development and retained thereafter. Reason - To ensure adequate refuse storage facilities are incorporated in the development and/or ensure high quality design in accordance with policies SWDP21 and SWDP33 of the South Worcestershire Development Plan.
The 20 co-living units and associated communal space hereby approved shall be occupied solely as a co-living accommodation and shall not be used for any other residential purpose, including as a House in Multiple Occupation (HMO) or self-contained flats, without planning permission first being obtained from the Local Planning Authority. Reason: To ensure the development is occupied in accordance with the approved use.
No unit within the co-living aspect of the development shall be occupied for a period of less than six months as a minimum tenancy period. Reason: To ensure the development is occupied in accordance with the approved plans and is not used as short term let accommodation.
Prior to first occupation of the 20 co-living units hereby approved, a detailed Co-Living Management Plan shall be submitted to and approved in writing by the Local Planning Authority. This plan shall include: - Arrangements for on-site management and maintenance. - Measures to prevent and address anti-social behaviour. - Waste management and recycling strategy. - Fire safety and emergency procedures. - Access control and security measures. The Co-living Management Plan shall be subject to an annual review to ensure compliance with the approved Management Plan. Any revised Co-living Management Plan shall be provided to the Local Planning Authority. Reason: To ensure satisfactory site management and maintenance, and appropriate safety and security measures.
The communal facilities, including but not limited to shared kitchen areas, co-working spaces, laundry rooms, and lounges, shall be maintained and remain accessible to all residents at all times. These facilities shall not be converted into additional residential accommodation. Reason: To ensure the occupation of the development is in accordance with the approved plans.
The co-living accommodation hereby approved shall remain under single ownership and shall not be subdivided or sold as individual units without prior written approval from the Local Planning Authority. Reason: To ensure compliance with the approved plans.
The development hereby approved shall not be occupied until a residential Travel Information Pack promoting sustainable forms of access to the development, has been submitted to and approved in writing by the Local Planning Authority. The pack shall be provided to each resident at the point of occupation. Reason: To reduce vehicle movements and promote sustainable access.
