The development hereby approved is based upon the following approved drawings and documentation and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location, Block Plan and Drainage Plan (Submitted 19 February 2026). Boundary and 45 Degree Cose Assessment Plan Proposed Floor Plans and Elevations Plan Location Plan Existing Floor and Elevations Plan Reason: To ensure compliance with the approved scheme.
Within a period of one calendar month from the date of this planning permission, at least one bat box and one bird box shall be installed externally within the ownership of No. 10 Perrywood Walk. The proposed bat box shall be externally mounted on the property or within a suitable tree at least 4 m above ground level and not placed above the windows of the dwelling. Reason: To provide additional opportunities for bats and nesting birds as biodiversity enhancements in accordance with paragraphs 180, 185 and 186 of the revised National Planning Policy Framework, Policy SWDP 22 of the South Worcestershire Development Plan, and Section 40 of the Natural Environment and Rural Communities Act 2006.
Notwithstanding the approved plans, within two months of the date of this permission, a revised drainage scheme, showing as a minimum the location and construction of the proposed soakaway, and shall take into account the rear outbuilding and extension, shall be submitted to and approved in writing by the Local Planning Authority. The approved drainage scheme shall thereafter be carried out in full within three months of the date of the approval of the submitted details. The drainage scheme, once implemented, shall be retained in situ and maintained in accordance with the approved details for the lifetime of the development. Reason: To ensure the provision of a satisfactory and sustainable drainage system, to prevent increased risk of flooding both on and off site, and to secure the long-term functionality of the scheme in accordance with Policy SWDP 28.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any other order revoking and re-enacting that Order with or without modification), no roof additions under Schedule 2, Part 1, Class A, B, C and E to the property hereby approved shall be undertaken without the express consent of the Local Planning Authority. Reason: To preserve the amenity of residents and to prevent overlooking in accordance with Policy SWDP 21.
The obscure glazing installed in the first-floor side facing window within the approved extension shall be retained and maintained in that condition in perpetuity. The window shall not be altered, replaced, or removed without the prior written approval of the Local Planning Authority. Reason: To protect the privacy of adjoining properties in accordance with Policy SWDP 21 of the South Worcestershire Development Plan, which seeks to safeguard design quality and residential amenity
