Condition Details / Information Notes
The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: Location plan Block plan 001 Existing and proposed front elevation 002 Rev A Existing ground and first floor plans 2000/01 Existing second, third and rear arcade plans 2000/02 Heritage Statement Supporting Information Roofing Report Proposed timber casement window 004 Reason: To ensure compliance with the approved scheme.
Prior to their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:- - Window sections; - A precise specification of the proposed external render or plaster - including any decorative panels or patterns - and detailed specification of the mix, the number of coats and surface finsih to be used. The development shall be carried out using the materials as approved. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
The materials to be used in the repair of the external surfaces hereby permitted shall match in type, colour, texture, size, coursing, jointing and pointing those used in the existing building. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
Prior to the commencement of the relevant works, a precise specification of the proposed schedule of repairs shall be submitted to and approved in writing by the local planning authority. This shall include: - samples of any replacement brickwork; - details of any external re-pointing; - details of repairs to windows including materials and design profiles; - details of any areas of repair to the timber frame and to all structural timbers; - details of jointing methods and materials used; - methods of repair of panels and materials used. The works hereby permitted shall be carried out in accordance with the approved details. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
Prior to the commencement of works to the roof, a Bat Assessment shall be submitted to and approved in writing by the Local Planning Authority. Any recommendations for mitigation or enhancement within the approved report shall be carried out prior to the first occupation of the development hereby approved and shall thereafter be retained for the lifetime of the development. Reason: To ensure the development contributes to the conservation of biodiversity within the site and wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
