| The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission:

| Prior to the commencement of the development hereby approved, details of the materials to be used in the construction of the external surfaces shall be submitted to and approved in writing by the local planning authority. The details to be submitted shall include:-
- Type, colour, texture, size, coursing, finishing, jointing and pointing of brickwork
- Further details of the proposed wood
- Further details of the proposed glass
- Full details of proposed windows, external doors and other joinery
- Details of roofing materials
- Details of sills
- Full details of proposed finishes
- Details of external vents, ventilation slits, extracts and chimney flues including information on specification and colour.
The development shall be carried out using the materials as approved.
Reason : To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan.

| The development hereby approved shall not be brought into use until the parking spaces shown on the approved plans have been provided and marked out. Thereafter the spaces shall be kept available for the purpose of parking only, at all times.
Reason: To comply with standards and in the interests of highway safety, in accordance with policy SWDP 4 of the South Worcestershire Development Plan (2016).

| The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plans for both dwellings (Proposed Block Plan A100) have been provided. Thereafter and during construction vehicles should not cause obstruction on St. Swithun's Close. These areas shall thereafter be retained and kept available for those uses at all times.
Reason: In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

| The development shall be undertaken in accordance with the recommendations in section 7 of the consultancy report (Preliminary Ecological Appraisal & Biodiversity Net Gain Assessment. Prepared by Sharpe Ecology, dated August 2024). All the recommendations shall be implemented in full, unless otherwise agreed in writing by the local planning authority, and thereafter permanently retained.
Reason: To ensure that biodiversity is protected in accordance with The Conservation of Habitats and Species Regulations 2017 (as amended), the Wildlife and Countryside Act 1981 (as amended), Circular 06/2005, paragraphs 187, 192 and 193 of the revised National Planning Policy Framework, Policy SWDP 22 of the South Worcestershire Development Plan 2016 and in order for the Council to comply with Part 3 of the Natural Environment and Rural Communities Act 2006.

| Before the erection of any external walls, details of the provision of bat roosting features (e.g. bat boxes/tubes/bricks on south or south-west facing elevations) and nesting opportunities for birds (e.g. house sparrow terraces, starling boxes, swift bricks or house martin nest cups on the north or east-facing elevations) integrated into the dwelling, shall be submitted to the local planning authority for approval. The details shall include a drawing showing the types of features, their locations within the site, including elevations and heights and a timetable for their provision. The approved details shall be implemented prior to first use of the development hereby approved, and thereafter permanently retained.
Reason: To provide additional opportunities for roosting bats and nesting birds as biodiversity enhancements in accordance with paragraphs 187, 192 and 193 of the revised National Planning Policy Framework, Policy SWDP 22 of the South Worcestershire Development Plan 2016 and Section 40 of the Natural Environment and Rural Communities Act 2006.

| The Biodiversity Gain Plan shall be prepared in accordance with the recommendations in section 7 of the consultancy report (Preliminary Ecological Appraisal & Biodiversity Net Gain Assessment. Prepared by Sharpe Ecology, dated August 2024.
Reason: To ensure the development delivers a biodiversity net gain in accordance with Schedule 7A of the Town and Country Planning Act 1990.

| Any trees or plants shown on the approved landscaping scheme to be planted or retained that die, are removed, are damaged or become diseased, or grassed areas that become eroded or damaged, within 5 years of the completion of the approved landscaping scheme, shall be replaced by the end of the next planting season. Replacement trees and plants shall be of the same size and species as those lost, unless the Local Planning Authority approves alternatives in writing.
Reason: To enhance the site for biodiversity in accordance with paragraphs 187, 192 and 193 of the revised National Planning Policy Framework, Policy SWDP 22 of the South Worcestershire Development Plan 2016 and in order for the Council to comply with Section 40 of the Natural Environment and Rural Communities Act 2006.

| Prior to the first occupation of the dwelling hereby approved, secure parking for cycles for the proposed and existing dwelling to comply with the Council’s standards shall be provided within the curtilage of each dwelling and these facilities shall thereafter be retained for the parking of cycles only.
Details shall be submitted to and approved in writing by the Local Planning Authority, and the cycle parking shall be retained for the duration of the development.
Reason: To comply with the Council’s parking standards. |
| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any other order revoking and re-enacting that Order with or without modification), no extensions or additions to the rear elevation of the property hereby approved shall be undertaken without first obtaining planning permission from the Local Planning Authority.
Reason: For the avoidance of doubt and to secure a satisfactory form of development and to protect the amenity of the neighbouring property in accordance with policy SWDP21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.

| No construction works shall take place on any Sunday, Bank Holiday or Public Holiday, and such works shall only take place between the hours of 08.00 to 18.00 weekdays and 08.00 to 14.00 Saturdays. No plant, machinery or equipment associated with such works shall be started up or operational on the development site outside of these permitted hours.
Reason: To mitigate the impact of construction to neighbouring residents in accordance with Policy SWDP 21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
