Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location and Site Plan Existing and Proposed Elevation and Floor Plan Reason: To ensure compliance with the approved scheme and policy SWDP 21 of the South Worcestershire Development Plan.
The Worcestershire County Council's Streetscape Design Guide requires that 4 and 5 bedroomed properties provide 3 car parking spaces within the curtilage of the dwelling. The approved development will result in the loss of potential car parking within the garage area. The Applicant should consider whether there is a need for the provision of increased parking area to the front of the property to avoid on street parking in an area where there is limited opportunity for such parking.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
