Condition Details / Information Notes
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: Location plan Block Plan 1 Floor Plans 2 Side Elevation 3-1 Rear Elevation 4 East Side Elevation 5 Roof Plan 6 Door & Window Schedules WD400 Rev B Proposed fireplace flat 3 Reason: To ensure compliance with the approved scheme.
Provision shall be made before any dwelling is occupied for the storage and collection of refuse in relation to those dwellings and offices in accordance with a scheme to be submitted to and agreed by the local planning authority prior to the development hereby approved being commenced. For the following reason:- To ensure the satisfactory provisionof this necessary residential facility in accordance with policy SWDP 21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
The parking spaces shown on the approved plans or as may otherwise be required by the planning permission hereby granted shall be used solely for domestic purposes, and not for any commercial purposes whatsoever. For the following reason:- To minimise the likelihood of indiscriminate parking in the interests of highway safety in accordance with policies SWDP 21 and SWDP 4 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
Prior to installation as part of the development hereby approved a scheme for the provision of a shared system for satellite television using one satellite dish only on the whole site shall be submitted to and approved in writing by the local planning authority. The approved scheme, which shall include the siting, size and colour of the satellite dish, shall be implemented in accordance with the agreed details. For the following reason:- To ensure the satisfactory provision of this residential facility in accordance with policy SWDP 21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
Full details of a noise insulation scheme which provides reasonable resistance to airborne sound between the new dwelling units shall be submitted to and approved in writing by the local planning authority before its first installation on site. Any such approved scheme shall be fully implemented before any of the new dwelling units are occupied. For the following reason:- To ensure an acceptable noise level for future residents in accordance with policy SWDP 21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
This consent does not relate to the removal of any features of archaeological, architectural or historic interest except where specifically shown on the approved plans as varied by the conditions attached hereto. Such features shall be retained and re-used in a manner to be agreed with the local planning authority in writing prior to any works being carried out which may affect them. Schedule of features included:- All exterior joinery and, especially the door bell push labelled 'DOCTOR'; all surviving interior features, including an early 19th c. staircase, a polychromatic geometric encaustic tiled floor in the entrance hall; original joinery - four-panel doors, floorboards, architrave and skirting. For the following reason:- To maintain the character of this building as a grade II listed building in accordance with policy SWDP 6 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
All new and/or relocated soil and vent pipes with their connecting waste pipes shall be located internally within the building in accordance with a scheme to be agreed in writing by the local planning authority before their first installation on site. For the following reason: - To maintain the character of this building as a grade II listed building in accordance with policies SWDP 6 and SWDP 24 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
No development shall take place until a comprehensive photographic survey has been submitted to and approved in writing by the local planning authority. For the following reason:- To allow the historical and archaeological interest of the building to be recorded in accordance with policies SWDP 6 and SWDP 24 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
Notwithstanding any details shown on the submitted plans ground works shall not exceed a depth of 0.5 metres below ground level. For the following reason:- To preserve the archaeological interest of the site in accordance with policies SWDP6 and SWDP 24 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
Notwithstanding any details shown on the submitted plans, suitably amended details of the following matters shall be submitted to and approved by the local planning authority in writing before their first use on site. Schedule:- - Clay roof tiles to be used. - Timber soffits and barge boards. - Timber windows and doors. - No external meter boxes to be used. - All new rainwater goods to be rolled aluminium. The development shall not be undertaken other than in full accordance with such approved details. For the following reason:- To maintain the character of the property and the quality of the street scene and building as a Grade II Listed Building in accordance with policies SWDP 6 and SWDP 24 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
Samples of facing, roofing, surfacing materials and rainwater goods shall be submitted to and approved by the local planning authority in writing prior to use as part of the development hereby approved. The development shall not be undertaken other than in full accordance with such approved materials. For the following reason: - To maintain the character of the property and the quality of the street scene in accordance with policy SWDP 21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
All toilet and bathroom windows shall be glazed in material which, although permitting the passage of light, cannot be seen through and glazing of this type shall thereafter be retained in the window(s). For the following reason:- Insufficient details were submitted for these matters to be fully and properly considered in respect of the approval hereby granted and policy SWDP 21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
Prior to the occupation of the residential units a scheme of landscaping shall be submitted to and approved in writing by the local planning authority, which shall include details of all existing trees and shrubs, new tree and shrub planting, seeding, surface treatments, screen walls, boundary fences and boundary treatments. The approved scheme shall be fully implemented before occupation of any of the residential units. For the following reason:- To maintain the visual and environmental quality of the site and surrounding area in accordance with policies SWDP 5 and SWDP 21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out by the developer in the first respective planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner, and any trees or plants which within a period of five years from the completion of the landscape planting die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the local planning authority gives written consent to any variation, and such new planting shall be similarly maintained for a five year period from its planting. For the following reason:- To maintain the visual and environmental quality of the site and surrounding area in accordance with policies SWDP 5 and SWDP 21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
All hard and soft landscape works shall be carried out in accordance with the approved details. The works shall be carried out prior to the occupation of any part of the development. For the following reason:- To maintain the visual and environmental quality of the site and surrounding area in accordance with policies SWDP 5 and SWDP21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the local planning authority and these areas shall thereafter be retained and kept available for those uses at all times. For the following reason:- In the interests of highway safety and to ensure the safety and free flow of traffic using the adjoining highway in accordance with policy SWDP 4 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
The development shall not be begun until details of parking for site operatives and visitors provided within the application site have been submitted to and approved by the local planning authority. Such provision shall be provided in accordance with these agreed details and operated and maintained during construction of the development. For the following reason: - In the interests of highway safety and in accordance with policy SWDP 21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no fences, gates or walls shall be erected within the curtilage of any dwelling house forward of the building line at the front of each dwelling house. For the following reason:- To maintain the residential amenity of the surrounding residential development in accordance with policies SWDP 6 and SWDP 21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework
The development hereby approved shall not commence until a scheme for the disposal of foul and surface waters has been submitted to and approved in writing by the local planning authority. The scheme shall be implemented in accordance with the approved details before the approved use is first operational. For the following reason:- To prevent pollution of the water environment and increased flooding risk in accordance with policy SWDP 28 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
During the works hereby approved no operations including deliveries to or from the site shall be carried out on the site other than between the hours of 07:30hrs to 18:00hrs Mondays to Fridays inclusive and 08:30hrs to 13:00hrs on Saturdays and no operations shall be carried out at all on Sundays or on statutory Bank Holidays. For the following reason:- To maintain the residential amenity of the surrounding residential development in accordance with policy SWDP 21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
Details of wheel cleaning apparatus shall be submitted to and approved in writing by the local planning authority prior to installation and this equipment shall be provided in accordance with these agreed details and operated and maintained during construction of the development. For the following reason: - To ensure that the wheels of vehicles are cleaned before leaving the site in the interests of highway safety and in accordance with policy SWDP 21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework
The scheme hereby approved shall comprise the conversion of the existing building into 7 flats, unless otherwise agreed in writing by the Local Planning Authority. Reason: To define the planning permission in the interests of clarity.
