The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location plan p2019_036 / 01 1529-12 Rev A (Proposed Block Plan) 1529-13 Rev D (Proposed Site Plan, Floorplans & Elevations) 4000 Rev A (Proposed Ground Floor Plan & Section) Water Management Statement p2019_036 /02 Reason: To ensure compliance with the approved scheme
The approved scheme of surface water drainage shown on drawing P2019_036/02 shall be completed before the development is first brought into use, or in accordance with a timetable to be submitted to and agreed in writing by the Local Planning Authority. Reason:- To ensure satisfactory drainage of the site and to prevent the increased risk of flooding by ensuring a satisfactory means of surface water disposal in accordance with SWDP 29 of the South Worcester Development Plan 2016.
Visibility splays shall be provided from a point 0.6m above ground level at the centre of the access to the application site and 2.4 metres back from the near side edge of the adjoining carriageway, (measured perpendicularly), for a distance of 43 metres in each direction along the nearside edge of the adjoining carriageway. The splays shall be provide prior to the first occupation of the dweling and thereafter nothing shall be planted, erected and/or allowed to grow on the triangular area of land so formed which would obstruct the visibility described above. Reason: In the interests of highway safety and in accordance with policy SWDP21 of the South Worcestershire Development Plan and the corresponding aims and objectives of the National Planning Policy Framework.
The development hereby permitted shall not be brought into use until the access, parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details shown on drawing P2019_036/02 and these areas shall thereafter be retained and kept available for those users at all times. Reason:- In the interests of highway safety and to ensure the safety and free flow of traffic using the adjoining highway in accordance with policy SWDP 4 of the South Worcestershire Development Plan and the corresponding aims and objectives of the National Planning Policy Framework.
2 car parking spaces shall be provided on site and shall be reserved solely for that purpose and such spaces be made available for the use before the development hereby approved is occupied. Reason:- In the interests of highway safety and in accordance with policy SWDP 21 of the South Worcestershire Development Plan and the corresponding aims and objectives of the National Planning Policy Framework.
The development hereby approved shall be constructed using the following external materials; Bricks - Northcot Cherwell Reclaimed 73mm Tiles - Marley Eternit, Edgewear Interlocking Slates - Grey Unless alternative materials have been first been submitted to and approved in writing by the Local Planning Authority. Reason: To maintain the character of the property and the quality of the street scene in accordance with policy SWDP 21 of the South Worcestershire Development Plan and the corresponding aims and objectives of the National Planning Policy Framework.
The roof area of the single storey element to the rear shall not be used as a balcony, roof garden or similar amenity area without the grant of further specific permission by the local planning authority. Reason:- To safeguard the privacy of both the occupants of the adjacent properties and of the development hereby approved in a satisfactory manner in accordance with policy SWDP 21 of the South Worcestershire Development Plan and the corresponding aims and objectives of the National Planning Policy Framework
During the construction works hereby approved no operations including deliveries to or from the site shall be carried out on the site other than between the hours of 07.30 to 19.30 Mondays to Fridays inclusive and 08.00 to 13.00 on Saturdays and no operations shall be carried out at all on Sundays or on statutory Bank Holidays. Reason:- To maintain the residential amenity of the surrounding residential development in accordance with policy SWDP 21 of the South Worcestershire Development Plan and the corresponding aims and objectives of the National Planning Policy Framework.
Prior to the first use of the Air Source Heat Pump hereby approved, the 1.2m high close board fence compound shall be erected as shown on the approved plans. The fencing forming this compound shall thereafter be retained in position at times whilst an Air Source Heat Pump is operational. The fencing forming the compound shall not be altered, removed or otherwise modified without planning permission first being obtained from the Local Planning Authority. Reason To protect the amenities of neighbouring properties in accordance with Policy SWDP21 of the South Worcestershire Development Plan and paragraph 198 of the National Planning Policy Framework.
