Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Proposed Elevation and Floor Plan 05 Location Plan 06 Proposed Block Plan 07 Arboricultural Report Tree Schedule Reason: To ensure compliance with the approved scheme and policies SWDP 6, 21 and 24 of the South Worcestershire Development Plan.
The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match in type, colour, texture, size, coursing, jointing and pointing to those used in the existing building. # Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
No development shall take place until the tree protection measures as detailed in the submitted AIA have been installed in accordance with the details contained therein and shall be retained on the site until the construction works have been completed unless otherwise agreed by the Local Planning Authority. Reason: To ensure the retention of identified trees in accordance with SWDP21 and SWDP25 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
