| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| Within 6 months of the removal of the trees as detailed in approved plan Existing and Proposed Site Plan 002, two replacement trees of a species, size and at a location, to be approved in writing with the Council's Arboricultural Officer shall be planted. If within a period of five years from the date of planting, the tree (or any other tree planted in replacement for it) is removed, uprooted, or destroyed or dies, another tree of the same size and species shall be planted at the same place, unless otherwise agreed in writing with the Local Planning Authority. Reason:- To maintain the visual and environmental quality of the site and surrounding area in accordance with policy SWDP25 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework |
| As a precautionary approach, it is recommended that a licensed bat worker remains ‘on call’ during the development works. In the event that roosting bats are discovered work must cease immediately and the on-call ecologist contacted, they will liaise with Natural England (as required) to advise on any licensing requirements to allow lawful completion of the work. |
