Preliminary Ecological Appraisal and Bat survey
Reason: To ensure compliance with the approved scheme and policy SWDP 21 of the South Worcestershire Developmemt Plan.

| No development works to extend the dwelling shall commence until a Tree Protection Plan (TPP) and an Arboricultural Method Statement (AMS), in accordance with the recommendations of British Standard 5837 “Trees in Relation to Design, Demolition and Construction – Recommendations” (2012 and any subsequent edition), have been submitted to and approved in writing by the Local Planning Authority (LPA).
The TPP/AMS shall include:
• Details demonstrating how the four trees located along the boundary between 18 and 20 Whittington Road, as well as the mature oak in the rear garden, are to be protected throughout works to the host building;
• Details of protective fencing, ground protection measures, and restrictions on storage or access within the RPAs during house works;
• Details of how materials and machinery will be moved around the site and where they will be stored during house works;
• Construction methodology for any works to the host building where they may impact tree roots or canopy.
Development of the host building shall be undertaken and maintained in accordance with the approved TPP/AMS.
Reason: To safeguard existing trees to be retained, in accordance with Policies SWDP21 and SWDP25 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework

| No development works to the garage or associated driveway/parking area shall commence until a Tree Protection Plan (TPP) and an Arboricultural Method Statement (AMS), in accordance with the recommendations of British Standard 5837 “Trees in Relation to Design, Demolition and Construction – Recommendations” (2012 and any subsequent edition), have been submitted to and approved in writing by the Local Planning Authority (LPA).
The TPP/AMS shall include:
• Details demonstrating how the mature oak in the rear garden, and any other retained trees affected by the garage works, will be protected throughout demolition and construction;
• Details on how the existing garage will be demolished without harming the oak’s roots or canopy;
• Construction methodology for the new garage, particularly for working within the Oak’s RPA;
• Specifications for the no-dig construction of the extended parking area, driveway, and path to the garage;
• Details of protective fencing, ground protection measures, and restrictions on storage or access within the RPAs during garage works;
• Details of how materials and machinery will be moved around the site and where they will be stored during garage works.
Development of the garage and associated works shall be undertaken and maintained in accordance with the approved TPP/AMS.
Reason: To safeguard existing trees to be retained, in accordance with Policies SWDP21 and SWDP25 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.

| No development shall take place until a pre-commencement site meeting to discuss the approved details of working procedures and tree protection has been held and attended by the persons listed in this condition and until agreement has been provided, in writing by the local authority Tree & Landscape Officer, that all tree protection measures have been installed in accordance with the approved tree protection plan.

Reason; To safeguard existing trees to be retained, in accordance with SWDP21 and SWDP25 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.

| No part of the development hereby approved shall be occupied until a detailed landscaping scheme has been submitted to and approved in writing by the Local Planning Authority (LPA). The scheme shall include:
• Native and wildlife-friendly garden planting;
• Details of all proposed berms, including:
o Location and layout plans,
o Cross-section drawings,
o Details of soil type, depth, and volume to be imported to site, and
o Methods of soil handling to prevent compaction;
• Reptile habitat creation (e.g. hibernacula);
• Wildlife pond creation;
• Log piles and other habitat features to benefit invertebrates and small mammals;
• A timetable for implementation;
• Maintenance and management proposals for all soft landscaping, berms, and habitat features for a minimum of five years.
The approved scheme shall be implemented in full during the first available planting season following the first occupation of any part of the development and shall thereafter be maintained in accordance with the approved details.
Reason: To ensure a comprehensive approach to landscaping, soil management, and biodiversity enhancement, in accordance with Policy SWDP 25 of the South Worcestershire Development Plan.

| The development hereby approved shall be carried out in full accordance with the recommendations, mitigation and enhancement measures set out in the submitted Preliminary Ecological Appraisal (PEA) prepared by Arbtech Consulting LTD dated 25/07/2025. The approved measures shall thereafter be retained and maintained for the lifetime of the development
Reason: To ensure that protected species, habitats and biodiversity are safeguarded and enhanced in accordance with Policy SWDP 22 of the South Worcestershire Development Plan and the requirements of Section 15 of the National Planning Policy Framework.

| The development shall be carried out in full accordance with the following biodiversity protection and enhancement measures:
• Nesting Birds: Vegetation clearance shall take place outside the bird nesting season (March to August inclusive). Where this is not possible, a pre-works check for nesting birds shall be undertaken by a suitably qualified ecologist, and any active nests shall be protected until chicks have fledged.
• Bird Boxes: A minimum of two swift boxes and two-house sparrow boxes shall be installed within the development prior to first occupation and retained for the lifetime of the development.
• Bats: If any bat is encountered during works, all works in that area shall cease immediately, and a suitably qualified ecologist shall be contacted for advice. A minimum of one wall-mounted bat box shall be installed on a suitable building or retained tree prior to occupation and retained thereafter.
• Hedgehogs and Other Mammals: All works shall be carried out using precautionary methods to protect terrestrial mammals, including the provision of hedgehog-friendly fencing with access holes measuring approximately 13 x 13 cm. A minimum of one hedgehog house and one log pile shall be provided within the development prior to first occupation and retained thereafter.
Reason: To ensure the protection of protected species and the delivery of biodiversity enhancements in accordance with policy SWDP.25 of the South Worcestershire Development Plan.
