| The materials to be used in the construction of the external surfaces of the upward extension hereby granted shall be as stated on the submitted application form, unless they are in accordance with details that have first been submitted to and approved in writing by the Local Planning Authority. The external elevations of the upper floor shall be rendered and painted, in accordance with the approved details, prior to the first occupation/residential use of the extension hereby granted. Reason - To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan and the requirements of the National Planning Policy Framework. |
| Prior to the first occupation/residential use of the extension hereby approved parking for 3 vehicles shall be provided within the site and thereafter these spaces shall be retained for the purposes of parking only at all times. | Before the first residential use/occupation of the upper floor, hereby approved, the ridge cap bat roost shown on the approved elevations, shall be provided, and thereafter retained. Reason: To achieve a biodiveristy net gain, so as to accord with policy SWDP22 of the South Worcestershire Development Plan and the requirements of the National Planning Policy Framework. |
| During the construction of the extension hereby approved, there shall be no storage of materials, plant or parking of vehicles between the front elevation of the property and the highway, unless it is on an existing area of hardstanding or it is in accordance with tree protection measures that have first been submitted to, and approved in writing, by the Local Planning Authority. Reason: To ensure that protected trees are not subject to damage either as a result of works carried out on site or during the carrying out of such works in accordance with policies SWDP21 and SWDP25 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework. |
| The flat roof area of the extension hereby permitted shall not be used as a balcony, roof garden or similar amenity area without the grant of a further specific permission from the local planning authority. Reason: To safeguard the privacy of neighbouring properties and to comply with Policy SWDP21 of the South Worcestershire Local Plan and the requirements of the National Planning Policy Framework. |
