| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location Plan Block Plan Proposed Ground Floor & First Floor Plan AE02 Proposed Loft Plan & Section AE04 Proposed Elevations AE03 Reason: To ensure compliance with the approved scheme and policy SWDP 21 of the South Worcestershire Development Plan. |
| Prior to the first occupation of the development hereby approved, one bat box shall be installed on the application site and retained for the lifetime of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| As a precautionary approach, it is recommended that a licensed bat worker remains ‘on call’ during the development works. In the event that roosting bats are discovered work must cease immediately and the on-call ecologist contacted, they will liaise with Natural England (as required) to advise on any licensing requirements to allow lawful completion of the work. |
