| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| One native tree shall be planted within the application site prior to the first occupation of the development hereby approved. The tree shall be a native species appropriate to the local area and shall be planted in accordance with the principles and recommendations of BS 8545:2014 – Trees: from nursery to independence in the landscape – Recommendations. The tree shall be maintained for a minimum period of five years from the date of planting. Any tree that is removed, dies, or becomes seriously damaged or diseased within that period shall be replaced in the next available planting season with a tree of the same or similar native species and size, in accordance with the same British Standard. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| This permission does not authorise the applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council’s Approved Contractor, Ringway Infrastructure Service. Applications can be made online via the Worcestershire County Council website. The applicant is solely responsible for all costs associated with construction of the access. |
