| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: - Proposed site plan, received 29th September 2025 - Existing and proposed roof plan, received 26th August 2025 - Proposed elevations, received 26th August 2025 - Proposed floor plans, received 26th August 2025 Reason: To define the permission. |
| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no development within Schedule 2, Part 7 shall be carried out on the site without the prior written approval of the Local Planning Authority. Reason: In the interests of preventing overdevelopment and ensuring that sufficient on-site parking remains available in accordance with Policy SWDP21. |
| The premises shall be used only for purposes falling within Use Class F1(a) of the Town and Country Planning (Use Classes) Order 1987 (as amended) and for no other purposes, unless otherwise approved in writing by the Local Planning Authority. | The development hereby approved shall not be brought into use until the cycle parking shown on the Proposed Site Plan, received 29th September 2025, has been provided with details to be submitted to and approved in writing by the Local Planning Authority. The cycle parking shall thereafter be retained for the lifetime of the development, unless otherwise approved in writing by the Local Planning Authority. Reason: To comply with County standards and to promote active travel choices in accordance with Policy SWDP21. |
| Prior to the occupation of the development, full details of the outdoor play space, including ground surfacing, play equipment and soft landscaping (to include one rowan or field maple 14-16cm in size) shall be provided to, and approved in writing by, the Local Planning Authority. The Play space shall be provided prior to the first occupation of the development. Reason: In the interests of ensuring high quality design, and to provide biodiversity enhancement and shade in accordance with Policies SDWP21 and 22. |
