| Prior to the commencement of the development hereby permitted, an Arboricultural Method Statement to include a Tree Protection Plan shall be submitted to and approved in writing by the Local Planning Authority, and all works shall conform to the approved details.
Reason: To ensure that the development results in an acceptable impact upon existing trees in accordance with Policy SWDP 21.

| Notwithstanding the submitted details, prior to their installation, details of the proposed facing materials, including their colour, texture and profile, shall be submitted to and approved in writing by the Local Planning Authority and the works shall conform with those details unless otherwise agreed in writing.
Reason: In the interests of visual amenity in accordance with Policy SDWP21 and the South Worcestershire Design Guide SPD.

| Notwithstanding the submitted details, prior to the first occupation of the development, the ground-floor window serving the wet kitchen/pantry on the side (west) elevation, the ground-floor window serving bedroom 5 on the side (east) elevation, and the 2x first floor windows swerving the en-suites on the 2x side (east and west) elevations shall be fitted with Pilkington Level 4 (or equivalent) obscure glazing and shall be non-opening below a height of 1.7 meters from the internal floor level and shall thereafter be permanently retained for the lifetime of the development.
Reason: In the interests of safeguarding the privacy of the neighbours and occupiers in accordance with Policy SDWP21 and the South Worcestershire Design Guide SPD.

| Notwithstanding the submitted details, the terrace shall not be first brought into use until a details of a full height privacy screen to be erected in between the terrace and green roof has been submitted to and approved in writing by the Local Planning Authority. The privacy screen shall be retained in place for the lifetime of the development.
Reason: In the interests of safeguarding the privacy of the neighbours and occupiers in accordance with Policy SDWP21 and the South Worcestershire Design Guide SPD.

| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any other order revoking and re-enacting that Order with or without modification), no extensions, porches, roof additions or outbuildings shall be undertaken without first obtaining planning permission from the Local Planning Authority.
Reason: In the interests of safeguarding the privacy and amenity of neighbouring properties, in accordance with Policy SWDP 21. |
| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any other order revoking and re-enacting that Order with or without modification), the flat roof area of the development hereby approved, annotated as ‘Green Roof’ on the approved plans, shall not be used as a balcony, or external amenity space. Access shall be for the sole purpose of maintenance or repair of the green roof only and shall at no time be used for recreational purposes.
Reason: In the interests of safeguarding the privacy and amenity of neighbouring properties, in accordance with Policy SWDP 21.

| The air source heat pump hereby approved shall not exceed the outputs specified within the table entitled VELFAC 200 Energy, provided on the 26th June 2025.
Reason: In the interests of safeguarding the amenity of neighbouring properties, in accordance with Policy SWDP 21.

| The development hereby approved shall fully conform with the details set out within the Arboricultural Impact Assessment by Eden Arboriculture, dated 4th June 2025.
Reason: To ensure that the development results in an acceptable impact upon existing trees in accordance with Policy SWDP 21.

| The development hereby approved shall fully conform with the details set out within the Preliminary Ecological Appraisal by NK Musgrave and Associates, dated 17th April 2025.
Reason: To ensure that the development results in an acceptable impact upon biodiversity in accordance with Policy SDWP 22.

| Prior to the commencement of any development above slab level, a detailed landscaping scheme shall have been submitted to and approved in writing by the Local Planning Authority. The scheme shall include:
i. A scaled landscape plan identifying the proposed soft and hard landscaping areas
ii. A planting schedule specifying the number, size, species and planting mix of all trees, shrubs and groundcover to be planted.
iii. Details of planting densities, locations and means of protection
iv. A timetable for implementation of planting
v. A maintenance and management plan for a minimum of five years following completion, including arrangements for replacement of any plants that die, are removed or become seriously damaged or diseased.
The approved landscaping scheme shall be implemented in accordance with the agreed timetable and maintained thereafter in accordance with the approved management plan.
Reason: To ensure a high-quality landscape scheme that enhances visual amenity, supports biodiversity and contributes to the character of the development in accordance with Policy SDWP 21 of the South Worcestershire Development Plan.

| The development hereby approved shall not be occupied until the access, parking and turning and cycle parking, shown on drawing no. 24 1002 103 have been provided. The provisions shall thereafter be retained for the specified purposes at all times.
Reason: To ensure conformity with the submitted details and to comply with Policy SWDP4 and the Streetscapes Design Guide. |
| The development hereby approved shall not be occupied until the widened site access shown on the Site Set up Plan, drawing no. 2508/01 C, has been provided and surfaced in a bound material for the first 5m, to ensure loose material cannot migrate into the highway. The edge of the highway should be clearly demarked.
Reason: In the interests of highway safety and to comply with Policy SWDP4 and the Streetscapes Design Guide.

| The development hereby approved shall not commence until the existing vehicular dropped kerb has been extended to correspond with the widened site access, with details to be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure safe and suitable vehicular access all for vehicles accessing the site and to comply with Policy SWDP4 and the Streetscapes Design Guide. |
| The measures detailed in the Construction Management Plan Rev C, hereby approved, to include the Site Set Up Plan (2508/01 C), shall be implemented in full throughout the construction phase of the development.
Reason: To ensure adequate onsite facilities and in the interest of highway safety in accordance with Policy SDWP 21 of the South Worcestershire Development Plan. |
| In the event that contamination is found at any time when carrying out the approved development that was not previously identified it must be reported immediately to the Local Planning Authority. The applicant is advised to immediately seek the advice of an independent geo-environmental consultant experienced in contaminated land risk assessment, including intrusive investigations and remediation.
No further works should be undertaken in the areas of suspected contamination, other than that work required to be carried out as part of an approved remediation scheme, unless otherwise agreed by the Local Planning Authority, until requirements 1 to 4 below have been complied with:
i. Detailed site investigation and risk assessment must be undertaken by competent persons in accordance with the Environment Agency's 'Land Contamination: Risk Management' guidance and a written report of the findings produced. The risk assessment must be designed to assess the nature and extent of suspected contamination and approved by the Local Planning Authority prior to any further development taking place.
ii. Where identified as necessary, a detailed remediation scheme to bring the site to a condition suitable for the intended use by removing unacceptable risks to identified receptors must be prepared and is subject to the approval of the Local Planning Authority in advance of undertaking. The remediation scheme must ensure that the site will not qualify as Contaminated Land under Part 2A Environmental Protection Act 1990 in relation to the intended use of the land after remediation.
iii. The approved remediation scheme must be carried out in accordance with its terms prior to the re-commencement of any site works in the areas of suspected contamination, other than that work required to carry out remediation, unless otherwise agreed in writing by the Local Planning Authority.
iv. Following completion of measures identified in the approved remediation scheme a verification report that demonstrates the effectiveness of the remediation carried out must be produced and is subject to the approval of the Local Planning Authority prior to the occupation of any buildings on site.
Reason: To ensure that the risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property, and ecosystems, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors.

| The development hereby permitted shall not be occupied/first used until full details of all surface water drainage systems to serve the development have been submitted to and approved in writing by the Local Planning Authority. The approved drainage works shall be
implemented in accordance with the approved details before the first occupation/use of the development hereby permitted and shall be retained thereafter.
Reason: To ensure development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with policies SWDP28, SWDP29 and SWDP 30 of the South Worcestershire Development Plan.

| The development hereby permitted shall not be occupied until the sustainable surface water drainage scheme for the site has been completed in accordance with the details shown on the approved plans/documents. The drainage schemes shall be managed and maintained
thereafter in accordance with the approved management and maintenance plan submitted
with the application.
Reason: To ensure development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with policies SWDP28, SWDP29 and SWDP 30 of the South Worcestershire Development Plan.

| Within 12 months of the completion of the demolition of the existing dwelling, the archaeological fieldwork set out in the Written Scheme of Investigation dated 3rd July 2025, previously submitted to the Local Planning Authority, shall be fully implemented.
The development shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the Written Scheme of Investigation and the provision made for analysis, publication and dissemination of results and archive deposition has been secured.
Reason: In accordance with the requirements of paragraphs 207 and 218 of the National Planning Policy Framework 2012 (as amended) and SWDP 6 & 24 of the South Worcestershire Development Plan 2016.

| The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework. |
| If a protected species (such as any bat, great crested newt, dormouse, badger, reptile, barn owl or any nesting bird) is discovered using a feature on site that would be affected by the development or related works all activity which might affect the species at the locality should cease. If the discovery can be dealt with satisfactorily by the implementation of biodiversity mitigation measures that have already been drawn up by your ecological advisor and approved by the Local Planning Authority then these should be implemented. Otherwise a suitably experienced ecologist should be contacted and the situation assessed before works can proceed. This action is necessary to avoid possible prosecution and ensure compliance with the Wildlife & Countryside Act 1981 (as amended), the Conservation of Habitats and Species Regulations 2017 (as amended), the Protection of Badgers Act 1992 and the Wild Mammals Act 1996. This advice note should be passed on to any persons or contractors carrying out the development/works. |
| This permission does not authorise the applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council’s Approved Contractor, Ringway Infrastructure Service. Applications can be made online via the Worcestershire County Council website. The applicant is solely responsible for all costs associated with construction of the access. |
