Condition Details / Information Notes
The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: Location plan 2313 3500 A Existing and proposed block plans 2313 3501 A Existing plans re-roofing works 2313 3502 A Proposed plans re-roofing works 2313 3503 A Heritage Statement Roofing works Roof Modula product information sheet Bat Survey Report Bat Survey Update Reason: To ensure compliance with the approved scheme.
Notwithstanding the submitted details, no new materials shall be used as part of the works until samples of the new materials (including ridge tiles, slates/tiles, bricks for the chimney and any leadwork details) have been made available on site for inspection and written approval has been received from the Local Planning Authority. The works shall thereafter be carried out using the approved materials. Reason: To ensure the use of appropriate roofing materials that preserve the character and appearance of the Grade II listed building and the St George’s Square Conservation Area, in accordance with Policies SWDP6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
A photographic record shall be made of the roof fabric and structure before commencement, during the course of works (showing key stages such as stripping, exposure of the roof structure, and reinstatement), and on completion. A copy of the record shall be submitted to the Local Planning Authority and deposited with the Worcestershire Historic Environment Record within three months of completion of the roof works. Reason: To ensure that an appropriate record is made of the roof structure and fabric during urgent repair works, in accordance with Policies SWDP6 and SWDP24 of the South Worcestershire Development Plan and paragraph 205 of the NPPF (2023).
If during the course of works any features of historic or architectural interest not previously identified are revealed, work shall cease in the relevant area until the Local Planning Authority has been notified and details of a scheme for their retention, recording or treatment have been submitted to and approved in writing by the Local Planning Authority. The works shall thereafter be carried out in accordance with the approved scheme. Reason: To safeguard any previously unrecorded historic fabric in accordance with SWDP6 and SWDP24.
