| The development hereby permitted shall be begun before the 15th May 2028. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004, being the original expiry date of 25/00286/HOU which cannot be amended by application under Section 73. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission MAB 5 Proposed Elevation and Floor Plan MAB 1 Location Plan and Existing Floor Plan MAB 4 Proposed Elevations MAB 2A Proposed Floor and Block Plan Reason: To ensure compliance with the approved scheme and policy SWDP 21 of the South Worcestershire Development Plan. |
| Prior to the first occupation of the development hereby approved, one bat box shall be installed on the application site and retained for the lifetime of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| Prior to the first occupation of the development hereby approved, a native hedge shall be planted on the North and West elevations of the garden building. The hedge shall be established and maintained for at least 5 years. Any plants that die within 5 years shall be replaced with the same species and size as originally planted. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
