| This Permission in Principle establishes the principle of residential development for up to two dwellings. A subsequent Technical Details Consent (TDC) application will be required before development can proceed. The TDC submission must be accompanied by sufficient information to allow full assessment, including (but not limited to) the following documents: • Site layout plan and detailed design drawings (including elevations, floor plans, footprint comparision between existing and proposed buildings, materials and boundary treatments). • Access and parking details (vehicular and pedestrian access, turning, cycle storage). • Hard and soft landscaping scheme, including replacement planting, biodiversity enhancements and long-term management. • Arboricultural Impact Assessment (AIA) and Tree Constraints Plan in accordance with BS5837:2012. • Sustainable drainage strategy, including foul and surface water arrangements. • Residential amenity assessment (garden space, outlook, separation distances). • Energy Statement demonstrating compliance with SWDP 27 (minimum 10% renewable/low-carbon energy provision). • Ecology surveys and any necessary mitigation/enhancement measures. • Biodiversity Net Gain (BNG) Assessment (unless exempt under the relevant Regulations), including metric calculations and delivery plan. • Ground investigation/contamination report (where relevant). • Refuse and servicing strategy (storage and collection arrangements). The Local Planning Authority will expect these matters to be fully addressed within the TDC application in order to determine the proposal. |
