| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: Location plan 134/LP01 Rev A Proposed block plan 134/AP02 Rev A Proposed elevations 134/AP01 Heritage Statement Reason: To ensure compliance with the approved scheme and the preservation of the significance of heritage assets, in accordance with policies SWDP6 and 24 of the South Worcestershire Development Plan and the requirements of the National Planning Policy Framework (2024). |
| The bricks to be used in the raising of the brick boundary wall hereby permitted shall match in size, colour and texture those of the existing wall. The brick bonding pattern and lime mortar pointing should also match the existing wall. Prior to any new brickwork being carried out bricks and mortar samples shall be provided on site alongside the existing wall. A sample panel shall then be constructed and the development carried out in accordance with the approved brick and mortar details, which shall first be provided in writing by the local planning authority. Reason: To preserve the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan and the requirements of the National Planning POlicy Framework (2024). |
| The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework. |
