Condition Details / Information Notes
The development as proposed, by virtue of its proportions: including its bulk, scale, massing and layout would comprise an incongruous and discordant feature which would fail to respect the character and appearance of the host building. It is therefore considered that the development would be contrary to Policy SWDP 21 of the South Worcestershire Development Plan 2016 as well as the South Worcestershire Design Guide SPD and National Planning Policy Framework 2024.
By virtue of its proportions: including its bulk, scale, massing and layout, the extension would result in an unacceptable impact upon the neighbouring amenity of the property at number 63 Hillery Road by virtue of overshadowing, loss of daylight and sunlight and overbearing impacts resulting in a loss of outlook contrary to Policy SWDP21 of the South Worcestershire Development Plan 2016 as well as the South Worcestershire Design Guide SPD.
The Local Planning Authority has acted positively and proactively in determining this application by identifying matters of concern with the proposal and determining the application within a timely manner, clearly setting out the reason for refusal, allowing the Applicant the opportunity to consider the harm caused and whether or not it can be remedied by a revision to the proposal.
