| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location Plan 25-198-101 Foundations Plan 25-337-001 Proposed Plans and Elevations 25-198-202A Proposed Block Plan 25-198-201 Aboricultural Method Statement V1a Final Issue Reason: To ensure compliance with the approved scheme and policy SWDP 21 of the South Worcestershire Development Plan. |
| The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match in type, colour, texture, size, coursing, jointing and pointing to those used in the existing building. Reason - To ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan. |
| All works shall be carried out strictly in accordance with the approved Arboricultural Method Statement (AMS V1a FINAL ISSUE) and the following additional requirements: a) Foundations: Prior to the commencement of foundation works, trial pits shall be excavated to inform the final position of the eleven (11) screw piles. The foundation design and pile locations shall be adapted on-site as necessary to avoid large-diameter roots and to minimise root loss. b) Supervision: All investigations, excavation, breakout, and foundation installation works taking place within the Root Protection Area (RPA) of the protected oak tree shall be undertaken under the direct supervision of the appointed Arboricultural Clerk of Works. A written record of supervision and sign-off shall be submitted to the Local Planning Authority following each key stage of works within the RPA. c) Protection: Tree protection fencing and temporary ground protection shall be installed and maintained for the duration of the development in accordance with BS 5837:2012 and the approved AMS. No access, materials storage, or construction activity shall take place within the Construction Exclusion Zone other than as expressly permitted by the AMS. The approved works shall be implemented and maintained in full throughout the construction period. The measures set out in the AMS shall not be varied without the prior written approval of the Local Planning Authority. Reason: To ensure that the works are carried out in full accordance with the approved Arboricultural Method Statement, to safeguard the health and long-term retention of the protected oak tree in accordance with Policy SWDP 21 of the South Worcestershire Development Plan and BS 5837:2012 ‘Trees in relation to design, demolition and construction – Recommendations’. |
| Prior to the first occupation of the development hereby approved, one bird box shall be installed on the application site and retained for the lifetime of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
