| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location Plan Proposed Site Plan 167-Arch.25 Proposed and Existing Elevation and Floor Plans 167-Arch.25 Reason: To ensure compliance with the approved scheme and policy SWDP 21 of the South Worcestershire Development Plan. |
| The materials to be used in the construction of the external surfaces of the extensions hereby permitted shall match in type, colour, texture, size, coursing, jointing and pointing to those used in the existing building. Reason - To ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan. |
| No development shall commence (including demolition or site clearance works) until a bat box has been installed on the mature ash tree located in the corner of the rear garden, in accordance with the recommendations set out in Appendix 3 of the approved Bat Assessment Report. In the event that a bat is observed during construction works, all works shall cease immediately and an Ecological Clerk of Works (ECoW) shall be contacted to provide advice and oversee appropriate mitigation actions. Any works shall thereafter be carried out fully in accordance with the instructions of the ECoW. Reason: To protect and enhance biodiversity and ensure compliance with the Conservation of Habitats and Species Regulations 2017 and Policy SWDP 22 of the South Worcestershire Development Plan. |
| Prior to the first occupation of the development, a minimum of one bat roosting feature shall be installed within or on the new building, in accordance with the recommendations of the approved Bat Assessment Report. This shall include either: A bat box installed beneath the eaves on an external wall (such as a Schwegler 1WQ or 1FF), or An integrated bat box fitted within the external wall (such as a Habibat 001), or Raised ridge tiles suitable for bat roosting. All bat roosting features shall be installed at a minimum height of 4.5 metres above ground level, shall face away from external sources of illumination, and should be orientated towards the south-east or south-west where practicable. The bat roosting features shall thereafter be retained for the lifetime of the development. Reason: To provide biodiversity enhancement and ensure adequate roosting opportunities for bats, in accordance with Policy SWDP 22 of the South Worcestershire Development Plan and the National Planning Policy Framework. |
| Work should avoid disturbance to nesting birds. Nesting birds are protected under the 1981 Wildlife and Countryside Act and the Countryside and Rights of Way Act 2000. The main nesting season lasts approximately from March to September, so work should take place outside these dates if at all possible. However, birds can nest at any time and the site including any buildings should ideally be checked for their presence immediately before work starts. |
