Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: Proposed elevations and floor plans, received 29th October 2025 Proposed block plan, received 29th October 2025 Reason: To define the permission.
The external facing materials to the development hereby permitted shall match those used in the host dwelling, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the development is in keeping with the host dwelling.
Notwithstanding the submitted details, the windows and their reveals on the front elevation as proposed shall match in form, profile and texture to those on the existing dwelling. Reason: To ensure that the development is in keeping with the host dwelling and surrounding development in accordance with Policy SDWP21.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
