| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| The external facing materials to the development hereby permitted shall match those used in the host dwelling, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the development is in keeping with the host dwelling. |
| Notwithstanding the submitted details, the windows and their reveals on the front elevation as proposed shall match in form, profile and texture to those on the existing dwelling. Reason: To ensure that the development is in keeping with the host dwelling and surrounding development in accordance with Policy SDWP21. |
