Condition Details / Information Notes
The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location Plan Proposed Ground Floor Plan 2469 04 Proposed First Floor Plan 2469 05 Proposed Elevations 2469 06 WSI- Building record V2 Reason: To ensure compliance with the approved scheme and policies SWDP 6, 21 and 24 of the South Worcestershire Development Plan.
Prior to their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:- - Details of new doors, gates etc., showing design, vertical and horizontal sections, method of opening, finish, cills, heads and depth of external reveal (where appropriate); - Details of the proposed plaster mix, surface finish and method of fixing to the wall; - Details of Wood burning stove, flue, opening, surround etc. - Details of any mortar mix or other new materials used as part of the repair process. This should include mortar mix details, brick samples details. These should include side-by-side photos of old and new materials. The development shall be carried out using the materials as approved. Reason - To ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan.
The development shall not be commenced until the building recording site investigation has been completed in accordance with the written scheme of investigation approved within condition 2. The development shall not be occupied until the watching brief has been completed and post investigation assessment has been completed in accordance with the programme set out in the Written Scheme of Investigation approved under condition 2 and the provision made for analysis, publication and dissemination of results and archive deposition has been secured. Reason: In accordance with the requirements of paragraphs 207 and 218 of the National Planning Policy Framework 2012 (as amended) and SWDP 6 & 24 of the South Worcestershire Development Plan 2016.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
