Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: Proposed elevations 011 Proposed block plan 005 Eaves soffit detail 015 Heritage design and access statement Reason: To define the permission.
The external facing materials to the development hereby permitted shall match those used in the existing dwelling, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the development is in keeping with the host dwelling, in the interests of safeguarding the historic significance of the listed building in accordance with Policies SWDP 6 and 24 as well as Section 16 (2) of the Planning (Listed Buildings and Conservation Areas) Act 1990 and Section 16 of the National Planning Policy Framework.
Prior to the completion of the development hereby permitted, one integral soffit bat box and two integral soffit swift lofts shall be installed on the north and/or east elevation of the dwelling and retained for the lifetime of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with Policy SWDP 22.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
In the interests of safeguarding bats and their habitat, it is recommended that the applicant ensure that any external lighting accords with the BCT guidelines ‘Bats and External lighting, BCT, 2018).
