| The development shall be undertaken in accordance with the recommendations in the consultancy report (Preliminary Ecological Appraisal. Prepared by arbtech, dated 12/06/25). All the recommendations shall be implemented in full, unless otherwise agreed in writing by the local planning authority, and thereafter permanently retained.
Reason: To ensure that biodiversity is protected in accordance with The Conservation of Habitats and Species Regulations 2017 (as amended), the Wildlife and Countryside Act 1981 (as amended), Circular 06/2005, paragraphs 187, 192 and 193 of the revised National Planning Policy Framework, Policy SWDP 22 of the South Worcestershire Development Plan 2016 and in order for the Council to comply with Part 3 of the Natural Environment and Rural Communities Act 2006.

| Before the erection of any external walls, details of the provision of bat roosting features (e.g. bat boxes/tubes/bricks on south or south-west facing elevations) and nesting opportunities for birds (e.g. house sparrow terraces, starling boxes, swift bricks or house martin nest cups on the north or east-facing elevations) externally mounted on the existing structure or within a suitable tree, shall be submitted to the local planning authority for approval. The details shall include a drawing showing the types of features, their locations within the site including elevations and heights, the nocturnal light levels at the proposed locations, and a timetable for their provision. The approved details shall be implemented prior to first use of the development hereby approved, and thereafter permanently retained.
Reason: To provide additional opportunities for roosting bats and nesting birds as biodiversity enhancements in accordance with paragraphs 187, 192 and 193 of the revised National Planning Policy Framework, Policy SWDP 22 of the South Worcestershire Development Plan 2016 and Section 40 of the Natural Environment and Rural Communities Act 2006.

| The Biodiversity Gain Plan shall be prepared in accordance with the recommendations in section 4 of the consultancy report (Biodiversity Net Gain Assessment. Prepared by arbtech, dated 18/08/25).
Notice in writing shall be given to the Council when the:
(a) HMMP has been implemented; and
(b) habitat creation and enhancement works as set out in the HMMP have been completed.
Reason: To ensure the development delivers a biodiversity net gain in accordance with Schedule 7A of the Town and Country Planning Act 1990.

| The external lighting hereby approved shall be installed and operated strictly in accordance with the submitted Lighting Impact Assessment and associated technical details.
The luminaires shall be installed at a maximum tilt angle of 5 degrees and shall not be altered, replaced or repositioned unless otherwise agreed in writing by the Local Planning Authority.
Reason:
To protect visual amenity, minimise light spill and glare, and ensure highway and residential safety in accordance with Policies SWDP 21 and SWDP 25 of the South Worcestershire Development Plan and the National Planning Policy Framework. |
| The development hereby permitted shall be operated strictly in accordance with the submitted Car Park Management Plan, which shall be implemented in full prior to first use of the pitch and thereafter retained, monitored and reviewed for the lifetime of the development.
Reason:
To ensure adequate parking management and to safeguard highway safety in accordance with Policy SWDP 4 of the South Worcestershire Development Plan and paragraph 116 of the National Planning Policy Framework. |
| No development shall take place (including site clearance, construction, delivery of materials or plant machinery) until the approved Tree Protection Plan has been implemented in full.
The approved protection measures shall be maintained for the duration of the construction period and shall not be removed, altered or breached without the prior written approval of the Local Planning Authority.
Reason:
To protect existing trees and hedgerows in the interests of visual amenity, biodiversity and landscape character, in accordance with Policies SWDP 21, SWDP 22 and SWDP 25 of the South Worcestershire Development Plan. |
| If a protected species (such as any bat, great crested newt, dormouse, badger, reptile, barn owl or any nesting bird) is discovered using a feature on site that would be affected by the development or related works all activity which might affect the species at the locality should cease. If the discovery can be dealt with satisfactorily by the implementation of biodiversity mitigation measures that have already been drawn up by your ecological advisor and approved by the Local Planning Authority then these should be implemented. Otherwise a suitably experienced ecologist should be contacted and the situation assessed before works can proceed. This action is necessary to avoid possible prosecution and ensure compliance with the Wildlife & Countryside Act 1981 (as amended), the Conservation of Habitats and Species Regulations 2017 (as amended), the Protection of Badgers Act 1992 and the Wild Mammals Act 1996. This advice note should be passed on to any persons or contractors carrying out the development/works. |
| The effect of paragraph 13 of Schedule 7A to the Town and Country Planning Act 1990 is that planning permission granted for the development of land in England is deemed to have been granted subject to the condition (the “biodiversity gain condition”) that development may not begin unless:
(a) a Biodiversity Gain Plan has been submitted to the planning authority, and
(b) the planning authority has approved the plan.
Subject to Paragraph 14(2) of Schedule 7A TCPA 1990 The biodiversity gain plan must include:
(a) information about the steps taken or to be taken to minimise the adverse effect of the development on the biodiversity of the onsite habitat and any other habitat;
(b) the pre-development biodiversity value of the onsite habitat;
(c) the post-development biodiversity value of the onsite habitat.

| The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
