| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: Proposed floor plans 270-03A Proposed elevations 270-04 Proposed location and block plan 270-11 Reason: To define the permission. |
| The external facing materials to the development hereby permitted shall match those used in the host dwelling, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the development is in keeping with the host dwelling. |
| Notwithstanding the submitted details, prior to the first occupation of the development, the ground floor window serving the utility room and the first-floor windows serving the en-suite and bathroom on the side (east) elevation shall be fitted with Pilkington Level 4 (or equivalent) obscure glazing and shall be non-opening below a height of 1.7 meters from the internal floor level and shall thereafter be permanently retained for the lifetime of the development. Reason: In the interests of safeguarding the privacy of the neighbours and occupiers in accordance with Policy SDWP21 of the South Worcestershire Development Plan, the South Worcestershire Design Guide SPD and the requirements of the National Planning Policy Framework (2024). |
| Prior to the occupation of the development hereby permitted, one swift bird box shall be installed on the north or east elevation of the dwelling and retained for the lifetime of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area. |

| Bats and their roosts are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017 (as amended). It is an offence to deliberately capture, injure, kill or disturb bats or to damage, destroy or obstruct access to a bat roost whether bats are present or not. If during the course of works bats or evidence of bats are found, all work must cease immediately and advice should be sought from a suitably qualified ecologist. The applicant is advised that, where a at roost is confirmed and works are likely to affect it, a Natural England license may be required prior to any works commencing. Contractors should be made aware of these legal obligations through an on-site ecology toolbox talk for bats before works commence. |
