| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any other order revoking and re- enacting that Order with or without modification), the approved dwelling shall not be extended, nor shall any structures be erected within the curtilage of the dwelling without the grant of further specific planning permission from the Local Planning Authority.
Reason: To enable the Local Planning Authority to retain planning control over the development of this site in order to safeguard the amenities of the occupants of the adjoining dwellings in accordance with policy SWDP21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.

| Deliveries to the development as part of the construction shall only be made between the following hours:-
08.30 am and 18:00 on Monday to Friday. Not at all on Saturdays, Sundays or Bank/Public Holidays.
Reason: To ensure the proposal preserves residential amenity and to prevent unacceptable noise pollution to the detriment of human health
contrary to policy SWDP31 of the South Worcestershire Development Plan. |
| During the construction works hereby approved operations to or from the
site shall only be carried out between the following hours:-
08.30 am and 18:00 on Monday to Friday. Not at all on Saturdays, Sundays or Bank/Public Holidays.
Reason: To ensure the proposal preserves residential amenity and to prevent unacceptable noise pollution to the detriment of human health
contrary to policy SWDP31 of the South Worcestershire Development Plan.

| The Development hereby approved shall not be occupied until the access, parking and turning area,
as generally shown on drawing no. 2502 D03 B, have been provided, adequately surfaced and drained,
with details to be submitted to the Local Planning Authority and implemented in full.
Thereafter the areas shall be retained for their specific purposes at all times.
Reason: To ensure
conformity with the submitted details and to
ensure parking and highway safety in accordance with Policy SWDP 4 of the South Worcestershire
Development Plan 2016.

| Notwithstanding Condition 6, the Development hereby approved shall not be occupied until the access
and footway to the site on Grosvenor Walk
have been formally reinstated, with details to be submitted to and approved in writing by the Local
Planning Authority.
Reason: In the interests of parking and highway safety in accordance with Policy SWDP 4 of the
South Worcestershire Development Plan 2016.

| The Development hereby permitted shall not be occupied until the cycle parking shown on drawing no.
2502 D03 B has been provided, with details to be submitted to and approved in writing by the Local
Planning
Authority. Thereafter the provision shall be retained for the purposes of cycle parking only at all
times.
Reason: In the interests of parking and highway safety in accordance with Policy SWDP 4 of the
South Worcestershire Development Plan 2016.

| The Development hereby approved shall not commence until a
Construction Traffic Management Plan has been submitted to and approved in writing by the Local
Planning Authority. This shall include but not be limited to the following:-
• Duration of works;
• Size, type and frequency of deliveries;
• The arrangements for unloading and manoeuvring of delivery vehicles;
• Details of site operative parking, material storage areas and the location of site operatives
facilities as required;
• Traffic management measures for construction vehicles on the local highway, to include temporary
signage, cones in the highway and
the use of a banksman to oversee all vehicular manoeuvres;
• Details of permitting for signage, skips and scaffolding, footway and road closures, road space
booking, as required;
• Measures to ensure that mud or other detritus is not deposited on
the public highway;
• Measures to demonstrate that those immediately affected by the
construction works will be kept informed and due consideration and courtesy will be shown to the
local community.
The measures set out in the approved Plan shall be carried out and
complied with in full during the construction of the development hereby approved.
Reason: To ensure the provision of adequate on-site facilities and in the interests in the
interests of parking and highway safety in accordance with Policy SWDP 4 of the South
Worcestershire Development Plan 2016.

| The Development hereby approved shall not commence until supporting
evidence and details of the renewable and/or low- carbon measures proposed to meet the requirements
for 10% of proposed energy use to be met through on site measures have been first submitted to and
approved in writing by the Local Planning Authority. The development shall not be
undertaken other than in full accordance with such approved details, unless otherwise first
submitted to and agreed in writing by the Local Planning Authority.
Reason: To ensure that the proposed development is supported by on site renewable and/or low carbon
energy in accordance with the requirements of policy SWDP 27 of the South Worcestershire
Development Plan and the aims and objectives of the National Planning Policy Framework.

| (A) No development shall take place until a programme of archaeological
work, including a Written Scheme of Investigation, has been submitted to and approved by the local
planning authority in writing. The scheme shall include an assessment of significance and research
questions; and:
1) The programme and methodology of site investigation and recording.
2) The programme for post investigation assessment.
3) Provision to be made for analysis of the site investigation and recording.
4) Provision to be made for publication and dissemination of the analysis and records of the site
investigation.
5) Provision to be made for archive deposition of the analysis and records of the site
investigation.
6) Nomination of a competent person or persons/organisation to
undertake the works set out within the Written Scheme of Investigation.
(B) The development shall not be commenced until the site investigation has been completed in
accordance with Part A. The development shall not
be occupied until the post investigation assessment has been completed in
accordance with the programme set out in the Written Scheme of
Investigation approved under condition (A) and the provision made for analysis, publication and
dissemination of results and archive deposition has been secured.
Reason: In accordance with the requirements of the National Planning Policy Framework and policies
SWDP 6 & 24 of the South Worcestershire Development Plan 2016.

| Prior to the first occupation of the development hereby permitted, a scheme of landscaping shall be submitted to and approved in writing by
the Local Planning Authority.
The landscaping scheme shall include:
• a plan(s) showing the layout of proposed tree planting and grassed areas. The tree planting shall include two native trees to be planted
in the rear garden.
• a plan(s) showing one bird nesting box.
• a schedule of proposed planting - indicating species of trees and sizes at time of planting.
• a schedule of maintenance, including watering and the control of competitive weed growth, for a minimum period of five years from first planting.
All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the completion or first occupation/use of the development, whichever is the sooner.
The planting shall be maintained in accordance with the approved schedule of maintenance. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species.
Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan.

| The development hereby permitted shall not commence until full details of all foul and surface
water drainage systems to serve the development have
been submitted to and approved in writing by the Local Planning Authority. The approved drainage
works shall be implemented in accordance with the approved details before the first occupied of the
development hereby
permitted and shall be retained thereafter.
Reason: To ensure development would not result in unacceptable risk of pollution or harm to the
environment and to ensure the proposed
development does not exacerbate flood risk and deals with surface water
run-off from the site in a sustainable manner, in accordance with policies
SWDP28, SWDP29 and SWDP 30 of the South Worcestershire Development Plan.

| The attention of the applicant is drawn to the need to keep the highway free from any mud or other material emanating from the application site during the construction phase of the development. |
| For the use or reuse of sewer connections, either direct or indirect, to the public sewerage system the Applicant will be required to make a formal application to STWL under Section 106 of the Water Industry Act 1991. The Applicant may obtain copies of current guidance notes and application form from either the STWL website (www.stwater.co.uk) or by contacting the STWL Development Services Team (Tel: 0800 707 6600). |
| This permission does not authorise the Applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council’s Approved Contractor, Ringway Infrastructure Service. Applications can be made online via the Worcestershire County Council website. The Applicant is solely responsible for all costs associated with construction of the access. |
| No surface water from the proposed access and driveway shall be allowed to discharge into any
highway drain or over any part of the public highway.

| Any work involving the removal or disturbance of ground or structures supporting or abutting the publicly maintained highway should be carried out in accordance with details to be submitted to and approved in writing by the Highway Authority. |
| The granting of this planning permission does not remove any obligations on the applicant to
undertake a technical design check of the proposed highway improvement works with the Highway
Authority (Worcestershire County Council, WCC), nor does it confirm detailed design approval by the
Highway Authority until the design check process has been concluded. Upon the satisfactory
completion of the technical check the design would be suitable to allow relevant conditions imposed
under this permission to be discharged but works to the public highway cannot take place until a
legal agreement under Section 278 of the Highways Act 1980 has been entered into to allow the works
and the applicant has complied with the requirements of the New Roads and Streetworks Act 1991
(NRSWA) and Traffic Management Act 2004. The person or organisation shall follow the necessary
procedure by applying to WCC Streetworks Team for road space for a period to be agreed.
WCC normally use Section 278 to allow the developer to employ a contractor and for that contractor
to work on the existing public highway in the same way as if WCC were conducting the works.
When any work is undertaken by a party acting on behalf of a developer on the existing adopted
highway it will also be necessary to electronically provide notices to WCC (start date, location,
workspace area) to allow these works to take place in accordance with NRSWA. Also, details
regarding temporary traffic management controls for works in the public highway are to be submitted
to WCC for approval using the online application process.
The applicant is urged to engage with WCC as early as possible to ensure that the approval
process is started in a timely manner to achieve delivery of the highway works in accordance with
the above-mentioned conditions.
The term “highway improvement works” includes, but is not limited to, a proposed junction or access
arrangement, highway drainage, street lighting, structures in or adjacent to highway, and any
necessary traffic regulation orders or statutory notice.
