Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission 2157-00 Rev A Site Location Plan 2157 09, Rev D Proposed Site Plan 2157-10a Proposed Ground Plan 2157-11a Proposed First Plan 2157-16 Proposed Front Elevation Street View 2157-13a Proposed Rear Elevation 2157-17 Proposed Section Through Driveway 2157-12a Proposed Front Elevation 2157-14a Proposed Side West Elevation 2157-15a Proposed Side East Elevation Reason: To ensure compliance with the approved scheme and policy SWDP 21 of the South Worcestershire Development Plan.
No development shall take place until detail/samples of the materials (including bricks, roofing materials, windows, doors, and other external finishes) to be used in the construction of the extension hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved materials. Reason: To ensure that the materials are in keeping with the character and appearance of the surrounding area and to satisfy the requirements of Policy SWDP 21 of the South Worcestershire Development Plan and to preserve or enhance the local distinctiveness of the area.
The Development hereby approved shall not be occupied until the widened access with dropped kerb extension, set back gates and bound surfacing plus 3 parking spaces, shown on the Proposed Site Plan, drawing no. 2157-09d have been provided. Thereafter, the provisions shall be retained for their specified purposes at all times. Reason: In the interests of highway safety and to ensure conformity with the submitted details Informative This permission does not authorise the applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council’s Approved Contractor, Ringway Infrastructure Service. Applications can be made online via the Worcestershire County Council website. The Applicant is solely responsible for all costs associated with construction of the access.
No development shall take place until a tree protection plan (TPP), in accordance with the recommendations of British Standard 5837 Trees in Relation to Design, Demolition and Construction - Recommendations' (2012 and any subsequent edition), has been submitted to and approved in writing by the Local Planning Authority. The development shall be undertaken and maintained in accordance with the approved details. Reason To ensure the retention of identified trees in accordance with SWDP21 and SWDP25 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
Prior to the first occupation of the development hereby approved, one bird and one bat box shall be installed on the application site and retained for the lifetime of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
Any trenches dug for foundations or drainage must be equipped with an escape ramp, such as an old scaffold plank, to allow safe exit for wildlife, including hedgehogs, in the event that they fall into the trench overnight. Trenches should be inspected each morning before work commences, and any trapped animals must be safely released to a designated safe area. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
As bats are known to move frequently, in the highly unlikely event that a bat is discovered during any building work, all work must cease immediately. The Bat Conservation Trust should be contacted promptly for guidance on how to proceed in accordance with legal and conservation requirements.
If/when the hedge on the east side is to be removed, care must be taken to ensure no bird nests are present. Should any nest be found, clearance must be postponed until the birds have fledged. It is strongly recommended that the vegetation removal be carried out during the winter months to minimize disruption to nesting birds.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
