| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| Prior to the first occupation of the extension hereby approved, a minimum of one integrated swift nesting box shall be installed under the existing rear eaves of the host dwelling. The swift box shall be retained and maintained thereafter for the lifetime of the development. Reason: To enhance biodiversity in accordance with Paragraph 186 of the NPPF and Policy SWDP 22 of the South Worcestershire Development Plan. |
| Prior to the commencement of any external facing works, details and samples of the external materials to be used for the walls, roof, and any cladding of the extensions hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out using the approved materials and thereafter retained as such. Reason: To ensure that the materials harmonise with the existing building and surrounding area in accordance with Policy SWDP 21 of the South Worcestershire Development Plan and the South Worcestershire Design Guide SPD. |
| Prior to the installation of the green roof, a detailed planting and maintenance scheme shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall include: The plant species to be used (including percentages and mix) Planting depths and substrate composition. A management and maintenance schedule for the establishment period and long-term care of the green roof. The green roof shall be installed and maintained in accordance with the approved details and shall not be used as an amenity or sitting-out space. Reason: To ensure the green roof delivers ecological and sustainable drainage benefits in accordance with Policies SWDP 21 and SWDP 22 of the South Worcestershire Development Plan and Paragraphs 186 and 167 of the National Planning Policy Framework. |
| Landfill near extensions Informative for an extension within 250m of landfill: The above site has been reviewed for any potential contamination issues. The proposed development is situated within 250m of a registered landfill or significant area of unknown filled ground which potentially could produce landfill gas. The applicant is advised to consider incorporating matching landfill gas protection measures within the foundations of the proposed extension(s), so as not to compromise any existing gas protection measures which may have been installed in the existing building. If the existing building has no protection measures currently there is no need to install gas protection measures within the proposed extension. REASON To ensure that the risks to buildings and their occupants from landfill sites are adequately addressed |
| As a precautionary approach, it is recommended that a licensed bat worker remains ‘on call’ during the development works. In the event that roosting bats are discovered work must cease immediately and the on-call ecologist contacted, they will liaise with Natural England (as required) to advise on any licensing requirements to allow lawful completion of the work. |
