Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location Plan Proposed Combination Plan 03B Reason: To ensure compliance with the approved scheme and policy SWDP 21 of the South Worcestershire Development Plan
The materials to be used in the construction of the external surfaces of the extensions hereby permitted shall match in type, colour, texture, size, coursing, jointing and pointing to those used in the existing building. Reason - To ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan.
The car parking spaces shown on the approved plan 24066/038 shall be provided and made available for use prior to first occupation of the development. The parking areas shall thereafter be kept available for the parking of vehicles and shall not be used for any other purpose. Reason: To ensure the provision of adequate on-site parking in the interests of highway safety in accordance with the Streetscape Design Guide.
The Development hereby approved shall not be occupied until the access and parking for 3 vehicles as shown on Proposed Combination Plan 24066/038 have been provided and thereafter the provision shall be retained for the purposes of access and parking only at all times. REASON: In the interests of highway safety and to comply with standards
The Development hereby approved shall not be occupied until the first 5 metres of the access into the development, measured from the edge of the carriageway, has been surfaced in a bound material. REASON: In the interests of highway safety
The Cycle parking as shown on Drawing 24066/038 Proposed Combined Plan shall be provided with details to be submitted to and approved in writing by the Local Planning Authority. REASON: To ensure conformity with County standards
