| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: Proposed plans and elevations P2025_024/02 Reason: To define the permission. |
| No development above ground level shall commence until full details of all external materials, including stone/brick type, finish and coursing, mortar mix and pointing profile, and any other facing or finishing materials, with samples where required, have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details. Reason: In the interests of safeguarding the significance of the Grade II Listed building in accordance with Policies SWDP6 and SWDP24 and the requirements of the National Planning Policy Framework 2024. |
| (A) No development shall take place until a programme of archaeological work, including a Written Scheme of Investigation, has been submitted to and approved by the local planning authority in writing. The scheme shall include an assessment of significance and research questions; and: 1) The programme and methodology of site investigation and recording. 2) The programme for post investigation assessment. 3) Provision to be made for analysis of the site investigation and recording. 4) Provision to be made for publication and dissemination of the analysis and records of the site investigation. 5) Provision to be made for archive deposition of the analysis and records of the site investigation. 6) Nomination of a competent person or persons/organisation to undertake the works set out within the Written Scheme of Investigation. (B) The development shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the Written Scheme of Investigation approved under condition (A) and the provision made for analysis, publication and dissemination of results and archive deposition has been secured. Reason: In accordance with the requirements of paragraphs 207 and 218 of the National Planning Policy Framework 2024 and SWDP 6 & 24 of the South Worcestershire Development Plan 2016. |
| Prior to the first use of the gates hereby approved, a detailed landscaping scheme shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall include additional planting to the northern and southern side of the proposed dwarf wall and railings, alongside that shown on the approved plans. The approved landscaping shall be implemented in full during the first available planting season following installation of the gates and thereafter retained and maintained for a minimum period of five years. Any plants which die, are removed or become seriously damaged or diseased within this period shall be replaced in the next planting season with others of similar size and species. Reason: To ensure visual continuity, soften the appearance of the development, enhance biodiversity, and safeguard the character and appearance of the site in the interests of visual amenity and landscape quality in accordance with Policies SWDP21 and SWDP22. |
| The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework. |
| The applicant is advised that under the Wildlife and Countryside Act 1981 (as amended), it is an offence to intentionally damage or destroy the nest of any wild bird while it is in use or being built. Hedgerow removal, vegetation clearance or any works affecting trees, shrubs or hedges should therefore be undertaken outside the main bird nesting season (generally March to August inclusive). Where works are unavoidable during this period, a suitably qualified ecologist should first inspect the site to confirm that no active nests are present prior to commencement. |
