| The hair salon use hereby approved shall be operated only by the occupiers of No. 8 Upper Ground, and shall remain ancillary to the residential use of the main dwelling. The outbuilding shall not be sold, leased, or occupied as a separate planning unit, nor shall the salon be operated by any person not resident at the property, unless planning permission is first obtained from the Local Planning Authority. Reason: To ensure the salon remains a small-scale, ancillary home-based business compatible with the residential character of the area, and to prevent the creation of a separate commercial unit, in accordance with Policy SWDP 21 and the NPPF. |
| The use shall operate strictly on an appointment-only basis, with no more than one client on site at any one time. Reason: To control the intensity of the use and safeguard highway safety and neighbouring amenity. |
| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended), no external alterations or extensions shall take place to the outbuilding without planning permission first being obtained from the Local Planning Authority. | Notwithstanding the provisions of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007 (as amended), or any Order revoking and re-enacting those Regulations with or without modification, no advertisement, signage, nameplate, flag, notice or other means of advertisement shall be displayed on the building or within the site in connection with the approved business use without advertisment consent first being obtained from the Local Planning Authority. Reason: To protect the visual amenities of the area and to ensure that the residential character of the property and its surroundings is not adversely affected by commercial signage, in accordance with Policy SWDP 21 (Design) of the South Worcestershire Development Plan and the guidance set out in the National Planning Policy Framework. |
