| The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Site Location Plan, received on the 17th February 2026 Block Plan, received on the 17th February 2026 Ref 10, Existing Floor Plans and Elevations Ref 11, Proposed Floor Plans and Elevations Design and Access Statement Heritage Statement, dated 31st March 2026 Betts Ecology Daytime Bat Appraisal Reason: To ensure compliance with the approved scheme |
| The development hereby permitted shall be carried out in accordance with details of materials to be submitted to and approved in writing by the Local Planning Authority prior to their use. The render shall be a lime-based render unless otherwise agreed in writing. The development shall thereafter be implemented in accordance with the approved details and retained as such. Reason: To ensure a high quality finish and to preserve the special architectural and historic interest of the listed building in accordance with Policies SWDPR 09 and SWDPR 33. |
| Prior to the application of render to the affected elevation, a photographic record of the exposed brickwork shall be undertaken. The record shall be submitted to and approved in writing by the Local Planning Authority and subsequently forwarded to the Worcester City Historic Environment Record. Reason: To ensure an appropriate record is made of the historic fabric prior to alteration, in accordance with Policies SWDPR 09 and SWDPR 33 and the duties under the Planning (Listed Buildings and Conservation Areas) Act 1990. |
| The removal of the tile hanging should be undertaken carefully by hand only. In the event that bats are discovered during the course of the works, all works in the affected area must cease immediately. Advice shall be sought from a suitably qualified ecologist and, where necessary, consent obtained from Natural England prior to works recommencing. |
| The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework. |
