| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| The external facing materials to the development hereby permitted shall match those used in the host dwelling, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the development is in keeping with the host dwelling. |

| Bats and their roosts are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017 (as amended). It is an offence to deliberately capture, injure, kill or disturb bats or to damage, destroy or obstruct access to a bat roost whether bats are present or not. If during the course of works bats or evidence of bats are found, all work must cease immediately and advice should be sought from a suitably qualified ecologist. The applicant is advised that, where a at roost is confirmed and works are likely to affect it, a Natural England license may be required prior to any works commencing. Contractors should be made aware of these legal obligations through an on-site ecology toolbox talk for bats before works commence. |
