Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission 01 – Location Plan 03 – Plans and Elevations (Proposed) Heritage Statement Water Management Statement Reason: To ensure compliance with the approved scheme and policies SWDP 6, 21 and 24 of the South Worcestershire Development Plan.
The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building, unless they are in accordance with alternative materials the details of which have first been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure a satisfactory appearance and to preserve the character and appearance of the Shrubbery Avenue Conservation Area, in accordance with Policies SWDP 6, SWDP 21 and SWDP 24 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Prior to the first use of the extension hereby approved, one bird box shall be installed within the application site and retained/replaced for the lifetime of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
