Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: Location plan Existing block plan Proposed block plan Existing site plan Existing plans Proposed plan option 5 Design and Access Statement Heritage Statement 1 Heritage Statement 2 Contaminated Land 2 Photo HER reports Heritage Statement: A Desk-Based Impact Assessment (Archaeology) Reason: To ensure compliance with the approved scheme.
No building operations hereby permitted shall commence until details of the materials to be used in the construction of the external surfaces of the ground floor extension hereby permitted have been submitted to and approved in writing by the local planning authority. The details to be submitted shall include:- - type, colour, texture, size, coursing, finish, jointing and pointing of brickwork; - type, colour, texture, size and design of roofing materials; - sample panel of the brickwork, type of pointing and the mortar to be used with the panel kept on site for reference; - details of the approved rooflights, including drawings showing design, materials and profile; - detailed elevation drawings of the windows and doors at 1:20 and section drawings; Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDPR 9, SWDPR 28 and SWDPR 35 of the South Worcestershire Development Plan Review (2026).
(A) No development or GI works shall take place until a programme of archaeological work, including a Written Scheme of Investigation, has been submitted to and approved by the local planning authority in writing. The scheme shall include an assessment of significance and research questions; and: 1) The programme and methodology of site investigation and recording. 2) The programme for post investigation assessment. 3) Provision to be made for analysis of the site investigation and recording. 4) Provision to be made for publication and dissemination of the analysis and records of the site investigation. 5) Provision to be made for archive deposition of the analysis and records of the site investigation. 6) Nomination of a competent person or persons/organisation to undertake the works set out within the Written Scheme of Investigation. (B) The development shall not be brought into use until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the Written Scheme of Investigation approved under condition (A) and the provision made for analysis, publication and dissemination of results and archive deposition has been secured. Reason: In accordance with the requirements of paragraphs 207 and 218 of the National Planning Policy Framework (as amended) and SWDPR 9 & 33 of the South Worcestershire Development Plan Review (2026).
No development shall commence until full details of the design and construction of the extension where it adjoins or is in proximity to the curtilage listed boundary wall have been submitted to and approved in writing by the Local Planning Authority. The details shall include: A structural method statement demonstrating how the stability and integrity of the listed boundary wall will be preserved; Details of foundations and any separation from the wall; Measures for the protection of the wall during construction. The development shall thereafter be carried out in full accordance with the approved details. Reason: To safeguard the special architectural and historic interest of the listed building and its curtilage, in accordance with policies SWDPR 9, 28 and 33 of the South Worcestershire Development Plan Review (2026) and the NPPF.
The existing pedestrian gate opening shall be retained in perpetuity and shall not be blocked up, infilled or otherwise altered. The gate shall be retained in situ and maintained as a functional and visual feature of the site. Reason: To preserve an important historic feature which contributes to the character and appearance of the listed building and conservation area, in accordance with policies SWDPR 9, 28 and 33 of the South Worcestershire Development Plan Review (2026) and the NPPF.
Prior to their installation, details of all rooflights, including size, positioning, framing, glazing and external finish, shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason: To protect the character and appearance of the listed building and conservation area in accordance with policies SWDPR 9, 28 and 33 of the South Worcestershire Development Plan Review (2026).
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
