Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: Location plan, block plans and floor plans A100 Existing elevations and sections A101 Proposed elevations and sections A102 Design and Access Statement Bat Assessment Bat Survey Report HER Report Reason: To ensure compliance with the approved scheme.
Prior to the commencement of external works, full details of external facing materials to the dormers, and details of the windows and rooflights, shall be submitted to and approved in writing by the local planning authority. Reason: To ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan.
(A) No development shall take place until a programme of archaeological work, including a Written Scheme of Investigation, has been submitted to and approved by the local planning authority in writing. The scheme shall include an assessment of significance and research questions; and: 1) The programme and methodology of site investigation and recording. 2) The programme for post investigation assessment. 3) Provision to be made for analysis of the site investigation and recording. 4) Provision to be made for publication and dissemination of the analysis and records of the site investigation. 5) Provision to be made for archive deposition of the analysis and records of the site investigation. 6) Nomination of a competent person or persons/organisation to undertake the works set out within the Written Scheme of Investigation. (B) The development shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the Written Scheme of Investigation approved under condition (A) and the provision made for analysis, publication and dissemination of results and archive deposition has been secured. Reason: In accordance with the requirements of paragraphs 207 and 218 of the National Planning Policy Framework and SWDP 6 & 24 of the South Worcestershire Development Plan 2016.
The development hereby approved shall not be occupied until the parking facilities shown on the Proposed Block Plan have been marked out and allocated. These areas shall thereafter be retained and kept available for their respective approved uses at all times. Reason: In the interests of highway safety.
The development hereby permitted shall not be occupied until sheltered, secure and accessible cycle parking has been provided for the new units, in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Thereafter the provision shall be retained for the purposes of cycle parking only at all times. Reason: To comply with the Council’s parking standards.
The development hereby approved shall not be occupied until a Refuse Strategy, to include the location of additional bins for the new units, has been provided with details to be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure adequate on-site refuse facilities.
The development shall be carried out in accordance with the recommendations of the Bat Survey Report, including the installation of two bat boxes. If any bat evidence is found during works, all work must stop for advice to be taken from an Ecologist. Reason: For biodiversity enhancement and to ensure adequate protection of bats.
Prior to the commencement of the external works, details to incorporate within the development hereby approved energy generation from renewable or low carbon sources equivalent to at least 10% of predicted energy requirements shall be submitted to and approved in writing by the Local Planning Authority. The approved details shall be implemented and operational prior to the first occupation of the development. Reason: To ensure the development meets the requirements of Policy SWDP 27 and associated guidance in the Renewable and Low Carbon Supplementary Planning Document and the aims and objectives of the National Planning Policy Framework to mitigate the impact of climate change.
No demolition, construction or engineering works shall take place on any Sunday, Bank Holiday or Public Holiday, and such works shall only take place between the hours of 08.00 to 18.00 weekdays and 08.00 to 14.00 Saturdays. No plant, machinery or equipment associated with such works shall be started up or operational on the development site outside of these permitted hours. Reason: To mitigate the impact of construction to neighbouring residents in accordance with Policy SWDP 21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
