The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

The materials to be used in the construction of the external surfaces of the proposed extension and dormer hereby permitted shall match those used in the host dwelling, unless otherwise agreed by the Local Planning Authority. Reason - To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
The proposed rooflights shall be provided in line with the Velux Heritage Conservation Roof Window Data Sheet received on 16.01.2026, unless alternative details are submitted to and approved in writing by the Local Planning Authority prior to their installation. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan
Bats and their roosts are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017 (as amended). It is an offence to deliberately capture, injure, kill or disturb bats or to damage, destroy or obstruct access to a bat roost whether bats are present or not. If during the course of works bats or evidence of bats are found, all work must cease immediately and advice should be sought from a suitably qualified ecologist. The applicant is advised that, where a at roost is confirmed and works are likely to affect it, a Natural England license may be required prior to any works commencing. Contractors should be made aware of these legal obligations through an on-site ecology toolbox talk for bats before works commence.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
