| The materials to be used in the construction of the external surfaces of the two storey rear extension hereby permitted shall match those used in the existing building unless otherwise agreed in writing by the Local Planning Authority. Reason - To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan. |
| The development hereby permitted shall be carried out in accordance with the mitigation and enhancement measures set out in the Preliminary Roost Assessment prepared by Focus Environmental Consultants dated 11 April 2025. No works involving the removal of roof materials shall take place until a suitably qualified and licensed bat ecologist has been appointed and made available on an on-call basis for the duration of such works. All roof materials, including slope and ridge tiles, shall thereafter be removed by hand only. In the event that roosting bats are discovered at any time during the works, all works shall cease immediately and shall not recommence until advice has been obtained from the appointed ecologist and, where required, any necessary licence has been secured from Natural England. Prior to first occupation of the development, a single bat box shall be installed within the land ownership of 61 Spetchley Road. The bat box shall be integrated within, or mounted on, an existing built structure, positioned at least 4 metres above ground level and not above any window opening. The bat box shall thereafter be retained for the lifetime of the development. Reason: To safeguard legally protected species during construction and to secure biodiversity enhancement in accordance with Policy SWDP22 of the South Worcestershire Development Plan. |
| The first floor window on the western elevation (facing no. 59 Spetchley Road) shall be upon first installation be designed to be non opening or top hung and be obscure glazed to a minimum of level 4 obscurity. The window shall be retained in this form for the lifetime of the development with any replacement being in accordance with the requirements of this condition. Reason: To ensure the privacy of adjacent properties is preserved in accordance with policy SWDP21 of the South Worcestershire Development Plan. |
| The development hereby permitted shall be carried out in strict accordance with the Construction Phase Plan 2026 and CEMP Plan submitted with this application. Reason: In the interest of highway safety and to ensure the free flow of traffic using the adjoining highway. |
