Condition Details / Information Notes
The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this consent Site Plan (Drawing No: 10) Location Plan Heritage Report (Produced by: Carl Jukes Conservation Consultant Limited, Dated: December 2025) Cycle Shed (V-Shed Proposed Plan) Proposed Ground Floor Plan (Drawing No: 04) Proposed First Floor Plan (Drawing No: 05) Proposed Second Floor Plan (Drawing No: 06) Existing and Proposed Elevations (Drawing No: 07) Existing and Proposed Site Plan (Vehicular and Cycle Parking) (Drawing No: 08) Photographic Survey 13.11.25 Water Management Statement Reason: To ensure compliance with the approved scheme.
Prior to their first use on site details and samples of the materials to be used in the construction of the external surfaces of the proposed extension hereby permitted shall be submitted to and approved in writing by the local planning authority. The details to be submitted shall include: a) external and internal joinery details along with details of the proposed door openings. b) details of external and internal doors including information on finish. The development shall be carried out using the materials as approved unless otherwise first submitted to and agreed in writing with the Local Planning Authority. Reason - To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policy SWDPR 09, SWDPR 33 and SWDPR 28 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework.
During the course of the implementation of the proposed works, should any additional repair works to the external fabric of the building become necessary (including, but not limited to, localised brick replacement, repointing, or repairs associated with the removal and re-installation of historic windows), details of the proposed repairs shall be submitted to and approved in writing by the Local Planning Authority prior to the works being carried out. The repairs shall thereafter be implemented in accordance with the approved details. Reason: To minimise visual and physical impact on the historic fabric in accordance with SWDPR 09, SWDPR 28 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework.
Prior to the commencement of internal works, details of proposed internal services, insulation, and internal finishes shall be submitted to and approved in writing by the Local Planning Authority. The works shall thereafter be carried out in accordance with the approved details unless otherwise first submitted to and approved in writing by the Local Planning Authority. Reason: To minimise visual and physical impact on the historic fabric in accordance with SWDPR 09, SWDPR 28 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework.
A copy of the completed recording should be submitted to the Local Planning Authority and the Historic Environment Record (HER). A fee of £70.00 (inclusive of VAT) applies for HER deposition.
