Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To comply with the requirements of Schedule 2, Part 3, Class MA of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission «plan_numbers» Reason: For the avoidance of doubt and to ensure the development is carried out in accordance with the details as assessed under the prior approval process.
The development shall not be first occupied until the noise mitigation measures as set out in the approved Noise Impact Assessment have been fully implemented. These measures shall thereafter be retained and maintained for the lifetime of the development. Reason: To protect the amenity of future occupiers from external noise sources, in accordance with Schedule 2, Part 3, Class MA, paragraph MA.2(1)(d) of the GPDO.
The development shall be carried out in full accordance with the approved ventilation scheme as shown on plan ref 22 054 INC DR 3001 B. The approved ventilation measures shall be fully installed prior to first occupation of the development and retained and maintained thereafter. Reason: To ensure adequate ventilation is provided whilst safeguarding internal living conditions from noise, in the interests of residential amenity and in accordance with Schedule 2, Part 3, Class MA, paragraph MA.2(1)(d) of the GPDO.
The approved floor/ceiling construction between ground and first floor shall be implemented in full, including: Insulation (e.g. mineral wool / acoustic material) Screedboard system (e.g. Cellecta or equivalent) The scheme shall be completed before occupation and retained thereafter. Reason: To protect the amenity of future occupiers from noise associated with the commercial use at ground floor level, in accordance with Schedule 2, Part 3, Class MA, paragraph MA.2(1)(d) of the GPDO.
The development shall be carried out in full accordance with the approved cycle parking details as per plan ref 22 054 INC DR 3001 B. The cycle parking provision shall be fully provided prior to first occupation of the development and retained for the lifetime of the development for the parking of cycles only. Reason: To promote sustainable modes of transport and to ensure adequate provision for cyclists, having regard to the site’s sustainable location and in accordance with Schedule 2, Part 3, Class MA, paragraph MA.2(1)(a) of the GPDO.
