| The development, considered both in isolation and cumulatively with existing extensions, by reason of its bulk, scale, massing, layout, and plot coverage, would represent an overdevelopment of the site. It would appear visually dominant and discordant, failing to respect the character and appearance of the host dwelling or respond positively to its context, and would not achieve a high-quality design. The development is therefore contrary to Policy SWDP 21 of the South Worcestershire Development Plan 2016, the South Worcestershire Design Guide SPD, and the National Planning Policy Framework. |
| By reason of its bulk, scale, massing, and layout, the extension would result in unacceptable impacts on the neighbouring property at 24 Perry Wood Walk, including overshadowing, loss of daylight and sunlight, and overbearing impacts causing a loss of outlook. This would be contrary to Policy SWDP 21 of the South Worcestershire Development Plan 2016, the South Worcestershire Design Guide SPD, and the National Planning Policy Framework. |
| The submitted documents are inconsistent regarding the number of bedrooms proposed, creating uncertainty about the level of off-street parking required. The site is constrained, and the proposed layout would not allow sufficient space to provide the necessary parking, safe access, or functional use of the frontage. The Local Planning Authority cannot be satisfied that adequate off-street parking would be provided or that the development would function effectively, contrary to Policy SWDP 21 of the South Worcestershire Development Plan 2016, the Worcestershire Streetscape Design Guide, the South Worcestershire Design Guide SPD, and the guidance on promoting sustainable transport in the National Planning Policy Framework. |
