| The development hereby permitted shall be begun before the expiration of three years from the date of the original decision notice for application 25/00303/FUL. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: Location plan Existing floor plans 4698 01 Proposed plans 4698-02J Heritage Statement Land Contamination Assessment Planning Statement Transport Statement Photographs Reason: To ensure compliance with the approved scheme. |
| Notwithstanding the schedule of accomodation on the approved plan, the planning permission is hereby given for the property to be used within Use Class C4 of the Town and Country Planning (Use Classes) Order 1987 (as amended). Use Class C4 allows the property to occupied by between three and six unrelated individuals, as their only or main residence, who share basic amenities. Planning Permission would be required for any additional bedrooms or occupation of the property by more than 6 indviduals. Reason: To define the permission as applied for as Class C4 use (Small House in Multiple Occupation) |
| The Development hereby approved shall not be occupied until the cycle parking shown on the Site Plan has been provided, with details to be submitted to and approved in writing by the Local Planning Authority. REASON: To promote sustainable access to the site and to comply with County standards. |
| Prior to the occupation of the development hereby approved, details of the proposed refuse and recycling storage shall be submitted to and approved in writing by the local planning authority. The refuse and recycling storage shall be implemented in accordance with the approved details prior to occupation of the development and thereafter be kept available for use for the lifetime of the development. Reason: To ensure suitable refuse storage. |
| Full details of a HMO Management Plan for the use of the property hereby approved shall be submitted in writing and agreed by the Local Planning Authority. This will include details of the management of the following: - Resolution of complaints from neighbouring residents; - Control of noise levels; - Control of anti-social behaviour; - Details of the management of refuse on the site. The details are to be agreed prior to the first occupation of the site as a HMO. Unless otherwise agreed in writing by the Local Planning Authority, the use of the property as a HMO shall be carried out in accordance with these details. Reason: To safeguard the amenities of neighbouring residents in accordance with policy SWDP 21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework. |
| All residential doors are to be triple scope certified for both security, smoke and fire, the doors should meet security standard PAS24:2022 or equivalent. Reason: To ensure appropriate levels of security and safety. |
| (A) No development shall take place until a programme of archaeological work, including a Written Scheme of Investigation, has been submitted to and approved by the local planning authority in writing. The scheme shall include an assessment of significance and research questions; and: 1) The programme and methodology of site investigation and recording. 2) The programme for post investigation assessment. 3) Provision to be made for analysis of the site investigation and recording. 4) Provision to be made for publication and dissemination of the analysis and records of the site investigation. 5) Provision to be made for archive deposition of the analysis and records of the site investigation. 6) Nomination of a competent person or persons/organisation to undertake the works set out within the Written Scheme of Investigation. (B) The development shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the Written Scheme of Investigation approved under condition (A) and the provision made for analysis, publication and dissemination of results and archive deposition has been secured. Reason: In accordance with the requirements of paragraphs 207 and 218 of the National Planning Policy Framework 2012 (as amended) and SWDP 6 & 24 of the South Worcestershire Development Plan 2016. |
