Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location Plan Proposed Site Plan A001 Existing Elevations And Floor Plans Combined A002 Proposed Elevations And Floor Plans Combined Proposed Site Plan Planning Support Document Reason: To ensure compliance with the approved scheme
The materials to be used in the construction of the external surfaces of the single storey rear extension hereby permitted shall match those used in the existing building unless otherwise agreed in writing by the Local Planning Authority. Reason - To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policy SWDP 21 of the South Worcestershire Development Plan.
The finished floor levels of the rear extension hereby approved shall remain at the existing levels of the site and shall not be lowered or otherwise altered without the prior written approval of the Local Planning Authority. Reason: To ensure the development does not increase the risk of flooding, in accordance with policies SWDP 28 and SWDP 29 of the South Worcestershire Development Plan.
Prior to the first use or occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and maintained thereafter. Reason: To ensure the provision of an appropriate sustainable drainage system to serve the development, in accordance with Policy SWDP 29 of the South Worcestershire Development Plan 2016.
Prior to the first occupation of the development hereby approved, one standard bird box shall be installed on the original building and shall thereafter be retained for the lifetime of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP 22 of the South Worcestershire Development Plan.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
