Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location and Block Plan Proposed Floor and elevations Locaton and Water Management Statement Reason: To ensure compliance with the approved scheme and policies SWDP 6,21 and 24 of the South Worcestershire Development Plan.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
Prior to commencement of roof works, a toolbox talk relating to bats shall be provided to site operatives. An ecologist shall be kept on call during tile removal works and, if evidence of bats is found, works shall cease and advice sought. One bat box shall be installed on the dwelling, facing east and positioned high under the eaves, prior to first occupation of the development. Reason: In the interests of biodiversity enhancement in accordance with the NPPF.
Worcester Parish Footpath WR-628 crosses the access road serving the application site. The applicant is advised that the grant of planning permission does not authorise the obstruction of a Public Right of Way. The route must remain open and available for public use at all times unless a temporary closure has first been secured under the appropriate provisions of the Highways Act 1980. No materials, plant or machinery associated with the development should be stored on the route, and vehicle movements should be arranged so as not to unreasonably interfere with public use. Obstruction of a Public Right of Way without lawful authority constitutes an offence.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
