Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission 0007.01.0001 Location And Existing Site Plan 0007.02.1001 Proposed Site Plan 0007.01.0101 Existing Floor Plans 0007.02.1101 Proposed Floor Plans 0007.01.0201 Existing Elevations 0007.02.1501 Proposed Elevations (amended) 0007.05.1001 Street Scene Heritage Statement Water Management Statement Reason: To ensure compliance with the approved scheme
Notwithstanding the details shown on the approved plans, details and samples of the timber cladding to be used on the external elevations of the development shall be submitted to and approved in writing by the Local Planning Authority prior to the installation of the cladding. The details shall include the type of timber, profile and finish/colour treatment. The timber cladding shall be installed in accordance with the approved details prior to the first occupation of the development and shall thereafter be retained as such. Reason: To ensure that the materials are appropriate to the character and appearance of the building and to preserve or enhance the character and appearance of the conservation area, in accordance with Policies SWDP 21 and SWDP 24 of the South Worcestershire Development Plan and the aims of the NPPF.
Prior to the first occupation of the development hereby approved, one swift box shall be installed on a river-facing (west) elevation and shall thereafter be retained for the lifetime of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP 22 of the South Worcestershire Development Plan.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP 29 of the South Worcestershire Development Plan 2016.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
