| Notwithstanding the details shown on the approved plans, details and samples of the timber cladding to be used on the external elevations of the development shall be submitted to and approved in writing by the Local Planning Authority prior to the installation of the cladding. The details shall include the type of timber, profile and finish/colour treatment. The timber cladding shall be installed in accordance with the approved details prior to the first occupation of the development and shall thereafter be retained as such. Reason: To ensure that the materials are appropriate to the character and appearance of the building and to preserve or enhance the character and appearance of the conservation area, in accordance with Policies SWDP 21 and SWDP 24 of the South Worcestershire Development Plan and the aims of the NPPF. |
| Prior to the first occupation of the development hereby approved, one swift box shall be installed on a river-facing (west) elevation and shall thereafter be retained for the lifetime of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP 22 of the South Worcestershire Development Plan. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP 29 of the South Worcestershire Development Plan 2016. |
