Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location Plan Block Plan Elevations Reason: To ensure compliance with the approved scheme and policy SWDP 21 of the South Worcestershire Development Plan
The use hereby permitted shall remain ancillary and subordinate to the primary residential use of the dwellinghouse at 67 Sabrina Avenue and shall be carried out only by the occupier of the dwelling. The business shall not employ any additional staff or be operated by any other person. Reason: To safeguard the character of the residential area, protect neighbour amenity, and ensure the scale of activity remains compatible with the residential character of the area, in accordance with Policy SWDP 21.
The use hereby permitted shall operate only between: • 09:00–20:00 Monday to Friday • 09:00–18:00 Saturday • Not at any time on Sundays or Bank Holidays and in any event shall not exceed a total of 8 hours of client appointments per calendar week. Reason: To protect the amenity of neighbouring occupiers and ensure that the business remains of a scale compatible with the residential character of the area, in accordance with Policy SWDP 21.
At least one off-street parking space within the curtilage of the site shall be retained at all times for use by clients of the aesthetics clinic. The surface of the driveway shall be maintained to prevent gravel or debris entering the public highway. Reason: In the interests of highway safety and to protect the amenity of neighbouring properties, in accordance with Policy SWDP 4.
Notwithstanding the Town and Country Planning (Control of Advertisements) (England) Regulations 2007, no external signage shall be displayed on the premises unless and until express advertisement consent has been obtained from the Local Planning Authority. Reason: To protect the character and appearance of the residential area, in accordance with Policy SWDP 21.
This permission does not authorise works within the publicly maintained highway. Any alteration to the vehicle crossover must be carried out by Worcestershire County Council’s approved contractor, Ringway Infrastructure Services, at the applicant’s expense.
